Fara Espandi, a million dollar listing and sales producer with the firm shares her knowledge with these tips. “When you decide to undertake a major renovation or some minor home improvements, you may want to consider those improvements which could attract buyers and increase your profit if and when you sell your home. Should you put in a new kitchen or bathroom? Add a pool or new landscaping? Which improvements matter most and give the biggest return?

According to Fara, "The fact is the average American family stays in a home for approximately seven years. Considering that your home is probably your most expensive asset, it makes sense to consult an ERA Justin Realtor to help identify those improvements that will appeal to more buyers and help it sell faster. Before taking on major home improvements, it is best to first take care of minor maintenance needs, such as fixing leaky faucets, grouting around tubs, cleaning gutters and so on. Buyers are more comfortable purchasing a well cared for home because if what they can see is maintained, it is more likely that what they cannot see has also probably been maintained.”

Fara continued, “Once basic maintenance needs are cared for, your real estate professional can be helpful in recommending home improvements that will increase the value of your home. For example, if you have extra funds to spend on one project in your home, and you are choosing between renovating your kitchen or adding a new in-ground pool, which do you think would increase the value of your home more? Installing a new kitchen will generate a greater return when selling than a pool. Not all buyers want a pool, however, they all want an updated kitchen.

Of all the rooms inside your home, pay special attention to the kitchen and bathrooms. They should look modern, bright and as fresh as possible. According to a national survey of real estate professionals, 80 percent recommend kitchen and bath upgrades to bring a greater return.

Minor upgrades can also enhance the value of your property, according to the survey. Cleaning and de-cluttering go a long way to improving the sale of your home, and are recommended by more than 90 percent of surveyed agents. Agents also recommend adding light and brightness to a home with new lighting fixtures. Landscape improvements, fresh interior paint in a neutral color and removing old carpeting (to expose wood floors or to replace with new carpet) are also highly recommended. Other home improvements that will attract buyers include an additional bathroom or a finished basement, if your budget permits.”

The setting and plans for the ERA Muscular Dystrophy Summer Camp 2012 recently began. Jennifer Darby Metzer Broker Co-owner met as plans were reviewed for ERA New Jersey offices and ERA Justin Realty who help MDA’s lifesaving mission and the summer camp program.

Since 1955, MDA has built bridges and knocked down barriers for youngsters with neuromuscular diseases by providing an unforgettable week at MDA summer camp, largely in part this summer through the efforts of the ERA Justin Realty teammates who are pictured, Ron Darby, Jennifer Darby Metzger, Cathy Vick, June Incorvaia, Glenn Elliot, Daniel Weiner, Justine Slater, John Boguszewski, Carol Calamari, Salvatore Macri, Adrian Tridel and kids, Cate, Leah and Logan who gave stuffed animal gifts to the Muscular Dystrophy campers. All were recently invited to attend the MDA VIP Summer Camp day to be with the kids.

Ron Darby, Broker Co-owner said, “It has been the focus of our entire staff of agents to raise tax deductible donations to send as many children to MDA summer camp as possible and it all came together at the MDA Lock-up fundraising event. We reached out to all of the business firms and individuals we transact business with throughout the year to send in their donations large and small. Donations were pooled in an effort to send children to the tri-state MDA summer camp for a week. In the past we had focused on raising funds for MDA research, but we now focus to give these children an immediate positive experience. Special thanks also to the Rutherford and Lyndhurst Police Departments which arranged transportation for those willing to be locked up until they raised their MDA bail. Of course, it was all in fun. Moving is a major change for all members of a family. Adult responsibilities weigh heavily when keeping track of all the tasks needed to make a move go smoothly. If you have children, this may be a difficult time to focus on their problems, too, but it’s also one of the most crucial times to keep their concerns in mind.

Sometimes what seems like a major disruption to grownups is viewed as an adventure to the kids. Still, changing homes can also bring different feelings of stability (in the case of younger children) and belonging (in the case of teens). These are special concerns for these age groups.

Encourage your children to express any worries, and do what you can to reassure them. If you went through similar experiences as a child, you can share how you dealt with it, if it was easy, so much the better, and if it was hard, your children will know they're not the only ones who have ever had to deal with change.

Try and arrange visits to the new school and meetings with the new teachers before the school year or semester starts. When you have more than one child, make bedroom assignments in the new house as soon as possible to avoid sibling strife (comfort, privacy and age seniority are all issues of kid politics that it is sometimes easy for grownups to forget).”

2011 ERA Justin Realty Little League Softball Champions

On June 15th, with a winning score of 12-6, the ERA Justin Realty team became the first Rutherford Little League Softball Major Division Champions ever, under the combined Rutherford Little League and Rutherford Recreation program.

In early spring 2011, ERA Justin Realty was approached and asked if they would like to be a sponsor of a Rutherford Little League girls softball team. Without hesitation the answer was a resounding yes.

New underwriting guidelines require that the lender's appraiser provide comparable sales information for the past three months. Now, lenders' underwriters are sensitive to the state of the local market in question. This will increase your comfort level.

Since 1955, MDA has built bridges and knocked down barriers for youngsters with neuromuscular diseases by providing an unforgettable week at MDA summer camp, largely in part this year through the efforts of Fara Espandi who coordinated a yard sale with the help of Adrian Tridel, Cathy Vick, Carol Calamari and Kevin Jurik, who plan to visit the MDA Summer Camp on VIP day to be with the kids.

Fara Espandi, a Realtor professional with ERA Justin Realty said, “It has been the focus of our entire staff of agents to raise tax deductible donations to send as many children to MDA summer camp as possible. Besides our yard sale, we reach out to all of the business firms and individuals we transact business with throughout the year to send in their donations large and small. In the past, we had focused on raising funds for MDA research, but we now focus to give these children an immediate positive experience. “It would be nice if you could count on getting one dollar back when you sell your house for each dollar you invested in renovations. In reality, many improvements return less than the amount invested.

For example, in a past Cost Versus Value Report, published by the National Association of Realtors, as reported by Inman News, nationally, the average percent recouped on a bathroom remodel was 90.1 percent. It was 88.1 percent for a deck addition, 81.2 percent for a family room addition, and 79.4 percent for a major kitchen remodel. In the current real estate market, the ability to recoup large investments will be modified even more.

Does this mean that remodeling is a waste of your time and money? No, but it's important to do due diligence investigations before embarking on a remodel project. There are many variables to consider,” explained Carol Darby, Broker Co-owner of ERA Justin Realty Co.

Ron Darby, Broker Co-owner added, “First, consider that the figures quoted were national averages. The amount recouped on a remodel depends in large part on where you live and market sales in your area. The return on a remodeling investment will also depend on the value of your home, particularly in relationship to the value of homes in your neighborhood that have sold and closed. It's important to keep costs in line so that you don't end up over-improving your home for the neighborhood. Current market conditions dictate that buyers discount a home that's priced above the value of other homes in the neighborhood. Before remodeling, it's also important to consider your competition. In some areas, certain remodeling projects are taken for granted. For instance, if you're in an upscale neighborhood of older homes where most homeowners have remodeled their kitchen and bathrooms, you may be penalized price-wise by the market if your home is outdated. With this in mind, you're more likely to recoup your investment over the long term. This factor is often referred to as pride of ownership. And, don't discount the value of creature comfort, a certain sense of well being to be derived from a home that suits your lifestyle. Despite these factors, from an investment standpoint, it makes sense to consider resale value before making an investment in a major renovation. If you're aim is to recoup as much of your investment as possible, it's wise to consider home buyer preferences in your area. If your remodeling is not in tune with what buyers want, it could actually decrease the value of your home. Also keep in mind that while trends change, quality and good taste are timeless. The NAR Cost Versus Value Report was based on professional judgment rather than on actual sales data. Therefore, the report is somewhat subjective. However, it does point out the importance of carefully considering before remodeling.

If your home is on or considered eligible for local, state or national registers of historic places, various rules will be in effect for building materials, renovations, and uses of the structure which most fit the historical period in which it was built. Although these requirements can be an inconvenience, many states offer tax and other incentives for owning and rehabilitating historic homes found to meet historic-preservation officials' criteria. And owners of homes on government registers of historic places still have broad latitude in selling, altering and using their property.”

Glenn Elliot and Fara Espandi, Realtor professionals with ERA Justin Realty, a market leader headquartered in Rutherford, New Jersey and serving Bergen, Passaic, Essex and Hudson counties, along with other members of the New Jersey Chapter of Certified Residential Specialists (NJCRS) recently participated in the Bond, Boast and Build (BBB) Program at Eva’s Village in Paterson.

Eva's Village is a uniquely progressive and comprehensive non-profit social service organization dedicated to fighting homelessness and poverty. There mission is to feed the hungry, shelter the homeless, treat the addicted and provide medical and dental care to the poor with respect for the human dignity of each individual.

Glenn, Fara and the other NJCRS participants toured Eva’s and then helped in their soup kitchen serving about 150 homeless and working poor individuals. Eva's Village provides a wide range of services for the poor in New Jersey, including food, shelter, substance abuse treatment, primary medical and dental care and a variety of transitional and permanent housing options.

MOMS Club growing throughout Bergen County, New Jersey

Bergen County, New Jersey: In 1983 when Mary James, an at-home mother in California, decided she was tired of being alone at home, she wanted to meet other at-home mothers and she wanted to find other at-home children for her children to play with. When she discovered there were no other organizations that met during the day and allowed her to come with her baby and preschooler, she decided to start a brand new organization for at-home mothers, and the MOMS Club was born. MOMS stands for Moms offering Moms support.

Moving is a major change for all members of a family. Adult responsibilities weigh heavily when keeping track of all the tasks needed to make a move go smoothly. Making a Price Adjustment for a Successful Real Estate Sale

In the real estate markets several years ago home pricing downward adjustments were in most cases not even a consideration because pricing continued to rise quickly. Many sellers enjoyed the quick escalation of pricing and values. The real estate market has returned to, what experts consider now as, the ‘new normal.’

Today’s sellers are now resetting their expectations to be successful in the sale of their house. With a minimum of ten months of real estate inventory available, unless a house is priced to the current market, it will not sell. Buyers simply move on to one of dozens of other houses available to them. The old theory of listing one’s house many thousands above the market to have negotiation room is gone. When buyers see one house similar to others, multi thousands higher they don't choose to view it, but just move on to others.

It's important to list a house at a price that buyers will perceive as a good value and the best buy in the neighborhood. Overpriced listings sit on the market. Buyers simply overlook them.

Ilene Harpuder, a Realtor professional with ERA Justin Realty stated, “Some national markets have not stabilized, prices continue to moderate downward. Educated buyers who realize that they can't time the market and who want to take advantage of low interest rates are moving ahead with their home search. They are very selective and are buying for the long term. They will wait for the right home and won't pay over market value. Some sellers are reluctant to consider a price reduction after only a couple of weeks on the market, but this is often the best strategy. Buyers and their MLS agents focus on the new listings. If you bring your home on the market priced too high, but it's otherwise a house in good condition and in a good location, a price reduction early in the marketing period is likely to attract the attention of agents and buyers who still have the listing fresh in their minds.”

Just about everything that we've all learned about real estate selling and buying is different in today’s ever- changing real estate market. The game rules have changed nationally and we are now dealing in what experts say is the “New Normal.”

As a seller, you will want to know whom you will be negotiating with. Are your buyers financially qualified for mortgage financing? ERA Justin Realty will never present an offer to a seller without a qualified mortgage pre-approval from a recognized lender with a proven track record. It is typical for any of as when being a seller to hope for the best price, but highest may not necessarily be the best because it doesn't always come from a buyer who can financially close the transaction based on two important factors; obtaining the needed financing and equally important, having the seller’s house appraise based on comparable sales within the short few months timeframe. Although cash is considered king, large cash down payments are almost non-existent, with most buyers working with the minimum required down payment requirements. If the lender’s appraisal of value is less than the selling price, the transaction may fail because of new negotiations.

Attend Triple Play Business Conference

The New Jersey, New York State and Pennsylvania associations of Realtors join together each year to build referral bases, develop new success strategies and discover innovative tools for Realtors to serve the needs of their buyers and sellers in their local marketing areas.

Members of the ERA Justin Realty listing and sales team just completed days of intense training, educational seminars and learning new and updated laws governing real estate relationships to properly serve the needs of their buyers and sellers.

The December 7-9, 2010 business conference was attended by thousands of dedicated Realtor professionals, held at the Atlantic City convention center. Those they serve expect the ERA Justin Realty organization to be focused on education to keep them knowledgable, and to provide superior services.

Jennifer Darby Metzger, Broker said, “All Realtors today face the challenges of legal matters, technologies that change daily, real estate transfer matters and action based plans to assist our sellers for a successful sale in an ever-changing real estate market.”

Ron Darby, the firm’s broker-of-record added, “There is a difference in real estate companies and we feel we need to have the most up-to-date information so our Realtor professionals can continue to be on the cutting-edge of education for our sellers and buyers. Jennifer Darby Metzger, ERA Justin Realty Broker Co-owner recently welcomed Adrian Tridel to the firm, transferring from Weichert Realtors as a Realtor professional.

Adrian’s business ethics focus on thoughts recently shared. “Buying or selling a home can be stressful, navigating purchase and selling paths alone. Yet, it doesn’t have to be when you have a competent, reliable and accessible Realtor professional to guide you through the process.

Utilizing my well-honed negotiating and people skills, I excel in helping my buyers and sellers navigate through this process.
