ERA Justin Realty’s Glenn Elliot: Helping Renters Become Buyers in 2013

Glenn Elliot, ERA Justin Realty Broker Salesperson has won many awards as monthly top overall producer. He was also awarded as Top Team member of the ERA Top Gun Academy, a Graduate of the Realtor Institute (GRI), a Certified Residential Specialist (CRS), and  more. Glenn prides himself on being 1st in service to his clients and customers. His focus includes helping renters become buyers.

ERA Justin Realty’s Glenn Elliot: Helping Renters Become Buyers in 2013

Nothing compares to the feeling of having a place to call home. At one time or another, however, most of us have felt frustration at seeing hard-earned money go into rent every month rather than a more permanent house payment. Renting is most people's first step toward home ownership, but what do you need to do to realize the dream of owning a home?  ERA Justin Realty’s Glenn Elliot shares important insight for South Bergenite readers who want to become a homeowner.

“Sometimes, it's not the regular rent-money obligations but other expenses that are the main obstacle in saving. A whole debt-counseling industry has arisen to guide consumers in getting out from under what they owe. Smart saving, not depriving yourself, just ensuring stability and enjoyment over the longest term involves many moves both major and simple, and can help prepare you for that first down payment.

On the simple end, rediscovering home cooking (and enjoying the leftovers as brownbag lunches) can amount to significant savings as compared to regularly dining out. On a higher level of financial planning, establishing a household budget and sticking to it, including a specific amount set aside for savings every month can get you to your home-affording goals sooner than you might have imagined.

You may also want to meet with a counselor who might negotiate a lower rate and set a sensible structure for your repayments on credit cards, while advising you how to ease dependence on them. This not only gets you on your own financial feet, but helps keep your credit rating intact for the very home loan you hope to someday secure.

There are additional ways to start working toward home ownership. Some sellers will enter into a rent-to- buy agreement, in which part of the regular rent is considered an installment of the home's down payment, which, once built up, can help you obtain financing. Low income renters may also qualify for federal "Section 8" vouchers which are paid to the landlord, subsidizing your rental expenses and helping you save for a permanent home.

Just as some renting options allow you to set funds aside, some types of purchases can help defray your costs even as you fulfill the stepped up obligations of home ownership. Pooling resources with other buyers to occupy a two-family home could be one; buying such a home by yourself and renting one half of it could be another.

Even if your economics remain challenging, there are low-down-payment mortgages, and other forms of financing for special circumstances, available to buyers who meet the right criteria. Our ERA Justin Realtor sales professionals can help you navigate through these options, accessing financing programs through the varied mortgage lenders who we may recommend. He or she can also identify what government help might be available, and generally counsel you on your readiness to be a buyer, and on what else you might need to do to get there. If you consult the right sources, your personal counselors and seek common-sense strategies, then your every move in the renter's world can be pointing you home.”

Elliot concluded, “ Our team at ERA Justin Realty have many answers and are available just a phone call way.  Because of our daily priorities, we proudly received the prestigious ERA world-wide 2003 - 2012 ‘Commitment to Excellence Award’, one of several selected from ERA real estate firms with approximately 30,000 brokers and agents. We are the Realtor of choice to thousands of buyers and sellers since 1950.

Jennifer Darby Metzger, ERA Justin Broker co-owner added, “Ask to see our over 700 reviews of our services from our buyers and sellers. All across the nation, the most coveted award that can be achieved in business is the ‘J.D. Power & Associates’ award, in the past received by ERA Real Estate for Highest Satisfaction for First Time Home Buyers Among Full Service Real Estate Firms.  For these reasons ERA Justin Realty should be your buying and selling Realtor of choice.”

ERA Justin Cathy Vick and Carol Calamari Leadership Circle Top Producers for 2012

ERA Justin Realtors Cathy Vick and Carol Calamari were awarded as the firm's top producers for 2012 with the prestigious Leadership Circle Award. Both veteran full-time professionals with the firm, their portfolio of buyers and sellers continues to grow and are now also serving the needs of children of their original buyers and sellers.

ERA Justin Cathy Vick and Carol Calamari Leadership Circle Top Producers for 2012

ERA Justin Realty’s Cathy Vick and Carol Calamari succeeded each challenge during 2012 and achieved top positions within the firm. They achieved #1 position in the firm’s Leadership Circle for sales, listings and other business model responsibilities. To be successful, these sales professionals know what makes for a successful sale and advise that smart sellers should think like buyers to attract attention to their individual house.  This advice continues in 2013.

Jennifer Darby, broker co-owner said, “There are plenty of homebuyers intent on buying while they can still lock in an inviting low mortgage rate. So, the 2013 housing market should present good opportunities for sellers who understand how to maximize profit in this more balanced selling environment.”

Cathy added, “Listings are most salable when they're new on the market. To maximize your opportunities, your home not only needs to be priced right and properly prepared for sale, you also need a comprehensive marketing plan. You want to make sure that information about your listing reaches as many potential buyers as possible. Our ERA Justin Realtor professionals are proactive in advising potential sellers with comprehensive information. We will provide you with a strong marketing plan that will be used to promote your house, as well as strong Internet exposure on at least fifty websites and full page advertisements in The South Bergenite. As reported, approximately 85 percent of today's homebuyers start their home search on the Internet.”

Carol continued,  “A listing on the Internet isn't enough, though. Buyers don't look at listings that don't have photos. You can gain an edge on the competition with the many photos and a video tour of your home that we create and are on the Internet as soon as your home is opened to the market. For these reasons, we've received reviews from nearly 800 buyers and sellers who had a wonderful experience with us and decided to list or buy with our Realtors who represented them in a transaction.”

Jennifer commented, “Your aim is to sell for the highest price possible, but at a realistic price dictated by a market appraisal when financing is being obtained. Don't list for less than a price you can accept. But, keep in mind that overpriced listings won't sell or appraise. Your house is in daily competition with many similar houses on the market at any given time. Our congratulations to both Cathy and Carol for their outstanding production, hard work and their positive outlook for our 2013 real estate market. They both know the secrets to real estate success and will be pleased to bring that success to your transaction.

Our ERA Justin Realtor professionals will be able to advise you about an effective list price for your home.  We offer our Comparative Market Analysis (CMA), a comprehensive study of your house in comparison with others that are on the market, that have sold, that have expired, as well as the upcoming spring 2013 market update.  It’s offered at no cost or obligation simply by phoning our office.”
ERA Justin Realty has received the prestigious ERA ‘Commitment to Excellence Award’ since 2003, as a premier ERA real estate firm across the nation.  For these reasons ERA Justin Realty should be your buying and selling Realtor of choice.

The ERA Justin Realty sales professionals can be reached at either of their two Rutherford offices at 118 Jackson Avenue and 57 Park Avenue, by office phone (201) 939-7500, (201) 438-0588 or (201) 438-SOLD. “ERA-Justin Realty created a market as a relocation specialist, when ERA Real Estate was the only company to electronically transfer listings to relocating buyers, as part of the ERA national network" stated Darby.

This type of cutting edge technology helped to establish and maintain the company's reputation as a technology leader in the real estate industry. ERA Justin Realtor Adrian Tridel offers tips for early spring house repairs after winter damage. A career professional with the firm, he serves buyers and sellers in Bergen, Passaic, Essex and Hudson Counties.

ERA Justin Realty Report:  Get Ready for Spring 2013 House Repairs

“Yes, it's January, but soon we’ll be coming out of hibernation--plants, flowers, lawns, and even your home. Winter plays havoc on houses, and spring should be a time to take a walk around your house to get that spring chore list in order. Here are few additional areas to pay attention to,” according to ERA Justin Realtor, Adrian Tridel.

ROOF VENTILATION:
Remember that ice dam on the roof last winter? Remember how hot your attic was when you went up there to check the antenna wire last summer? Proper attic ventilation can help with both those problems, and spring--while it's not too hot or too cold--is an ideal time to take care of any necessary work. Also, check the condition of existing vents to see that the screen is intact, flashings are secure and well sealed, and there are no other problems that need correcting.

SPRINKLERS:
Permanent, in-ground sprinklers are great, as long as they're properly adjusted. Run each set of sprinklers through a cycle, and watch how and where the water is hitting. Adjust or replace any sprinklers that are hitting your siding, washing out loose soil areas, spraying over foundation vents, or in any other way wetting areas on and around your house that shouldn't be getting wet.

GRADE:
Soil is also susceptible to being washed away or redistributed by heavy winter rains and melting snow. Now is the time to check and see if the grade around the outside of your home has been moved around by winter's fury, which can result in runoff getting into your basement or crawlspace, or running into neighbor's yards where it shouldn't go. Look for areas where soil seems too high or too low in relation to your home, as well as for marks on your siding, foundation, walkways, and other areas that might indicate if soil or water is in a place it shouldn't be. A 4-foot builder's level placed on a long, straight board can help you check grade and slope--redistribute soil so that for every foot horizontally you have at least 1/4 inch of fall away from the house.

CHECK YOUR HOUSE NUMBERS:
Can someone find your house easily, especially in the dark? Spring is a great time to check that your house numbers are clearly visible from the street, that they are painted a contrasting color from whatever surface they are mounted on, that they are somehow hit by exterior lighting at night, and that they are not obscured by overgrown foliage.

FENCES AND GATES:
Fence posts are especially susceptible to ground water saturation, and will loosen up and tilt if the soil around them gets soaked too deeply. Check fence posts in various areas by wiggling them to see how solidly embedded they are. If any are loose, wait until the surrounding soil has dried out from winter's rains, then excavate around the bottom of the posts and pour additional concrete to stabilize them.

SMOKE DETECTORS:
As always when it's time to change the clocks, you want to check your smoke detectors. Replace the batteries, clean the covers, and test the detector's operation before it's too late. If you have gas-fired appliances in the house, including a water heater, now is also a great time to consider adding a carbon monoxide detector, which are inexpensive and easy to install, and are available at most home centers and other retailers of electrical parts and supplies.

Tridel concluded, “If you are not personally handy, there are listings under handyman in many of the local newspapers who advertise for jobs big and small.  You may want to phone more than one, ask and check their references for work they've done for other homeowners before making your hiring decision.”

ERA Justin Realty has published its report Real Estate Results In Writing, featuring reviews from over 700 of their very satisfied Buyers and Sellers.  They also proudly received the prestigious ERA world-wide 2003-2012 ‘Commitment to Excellence Award’, as a premier ERA real estate firm from approximately 30,000 brokers and agents for their service to their Buyers, Sellers and community.

ERA Justin Reports On Recommended Work Before Selling

ERA Justin Realtor Michelle Korosy offers a report on recommended work before selling.  ERA Justin Realty serving Bergen, Passaic, Hudson and Essex Counties since 1950 has generated many thousands of successful real estate transactions. Korosy is an integral part of the real estate team who serves the firm's buyers and sellers.

ERA Justin Reports On Recommended Work Before Selling

Sellers often order pre-sale inspection reports. This inevitably raises the question of how much, if any, of the recommended work should be done before selling.  Ideally, any defect that would be hazardous to buyers who preview the property during the sale process should be corrected. An example is a trip hazard that might cause someone to fall. In addition, to maximize your return from the sale, you should repair defects that adversely affect how the property looks.

Michelle Korosy, an ERA Justin Realtor said, “First impressions are important. So, if the fence or porch portions are rotted and look shabby, you might want to repair them. If the exterior paint is peeling, repainting is in order if the budget allows. You get positive results when you repair a defect and improve appearance by doing so.  For example, let's say that the wood pest (also known as termite) inspector finds damage under the vinyl covering in a bathroom. If the vinyl is worn and outdated, you'll do better on the sale if you replace the floor covering with new covering. In the course of doing this, the damaged wood can be repaired. The result is that the house shows better and a defect is eliminated--two benefits for the price of one.

You certainly can't be expected to rebuild your home in order to sell it. Nor is this a sensible thing to do economically. As an example, take a house that had a deck that looked okay and wasn't unsafe. But there was dry rot damage scattered throughout the deck. The only way to repair the deck was to replace it. It would be difficult to get the job done in the timeframe in which the seller wanted to sell.  The deck was old and no longer met current code requirements. It would have had to be redesigned. So the seller decided to leave the deck as it was and disclose that the deck needed to be replaced. The future owners could have the new deck designed to meet their needs at a later date. Upfront disclosure is better than surprises during the sale process.

When structural elements are in need of repair and you haven't the time or money to repair them, it's a good idea to get repair estimates and make these estimates available to prospective buyers before they make an offer. This way, you're in control of the process and can find reliable contractors or engineers who will give you reasonable and not exorbitant estimates.

It can be unsettling to a buyer to discover that the roof is in poor condition or the foundation needs work. Most buyers will have no idea how much it will cost to make repairs. Fear of the unknown makes people anxious, which isn't a good frame of mind for someone who's trying to decide whether to buy your home."
Ron Darby Broker added, “At ERA Justin Realty the words, ‘There is a difference in real estate companies’ is more than a phrase.  We live it every day.  Because of our daily priorities, we proudly received the prestigious ERA world-wide 2003 through 2011 ‘Commitment to Excellence Award’, a firm from approximately 30,000 ERA brokers and agents nationally. Ask to see our written report of over 700 reviews of our company from our buyers and sellers. For these reasons ERA Justin Realty should be your buying and selling Realtor of choice.”

Be Selective When Picking a Real Estate Agent

According to Ron Darby, ERA Justin Realty Broker co-owner and a company market leader since 1950, “For those considering buying or selling a house, this information may be very beneficial to you. Bring together the right real estate team headed by the Realtor professional you choose. In this detailed real estate market where buyers, sellers, lenders, inspectors are strongly regulated, one should know the details so they can be successful in their purchase or sale.

Real estate training of a Realtor is necessary as the regulations governing real estate transactions go through continuous transition. In any business, there are trained real estate agents and those who may be simply a best friend of a buyer or seller who practices real estate on a limited basis and may not know the local markets, laws that govern the transaction, limiting buyers or sellers abilities to be successful in the transaction. It is not always how many years a firm has been in the business or number of homes sold.
Select your Realtor and firm that provides excellence in service. Realtor agents who do a lot of business and are constantly trained should have a wealth of experience to draw from that can be helpful when problems arise.”
Jennifer Darby Metzger, ERA Justin Realty Broker co-owner stated, “Too many times in our industry listings are taken far above the market value and above pricing proven by a comprehensive (CMA) comparative market analysis. Some listings taken by a brokerage with unrealistic pricing will sit on the sidelines as new properly priced listings come to the marketplace and are quickly sold. Furthermore, carefully determine the amount of sales in your community by the firm you are considering. Sales quoted by that Realtor outside of your community or at a distance have diminished impact for a successful sale in your specific community. Specific information is what helps create a successful transaction.

Be sure you are presented with a current, accurate and complete CMA report detailing homes for sale, those that have sold and closed and those that have expired because they did not sell. All sellers are entitled to know the entire story so they can make an educated decision as to the proper pricing of their house when placed on the market. At ERA Justin Realty, our Realtor professionals are trained to bring exacting information to our sellers. Once done, our buyers can be confident that the house they are considering or have purchased will appraise for mortgaging as long as the buyers are qualified for the loan. This is a must for the services that we provide at ERA Justin Realty. Our Realtor agents owe a great degree of focus and responsibility to those sellers who list their houses with us.”

Carol Darby continued, “It’s typical for a seller to be swept into the enthusiasm of a Realtor who speaks positively about your house, but in this current market that Realtor is under a strong degree of responsibility to advise of the current pricing and what pricing is not realistic. We make the process easy by offering over 700 written reviews of our services, ‘What people are saying’ consisting of published quotes and testimonials from our satisfied buyers and sellers.”

Metzger concluded, “We build strong rapport and trust. You'll be working with one of our Realtor professionals throughout the transaction. Working with one of our trusted Realtors is easy when you respect, trust and communicate well together. Request many references, not just one or two. We are one successful team of Realtor professionals.

Pacing this year, as in previous years, we were awarded as a ‘Top-100’ ERA real estate firm from nearly 30,000 ERA brokers and agents from their firms. Our reviews, quotes and testimonials are yours to be reviewed, simply for the asking. We have been a Realtor of choice for multi-thousands of buyers and sellers since we first opened our doors in 1950. Equally impressive is our relationship with Cartus, the worlds largest corporate relocation/referral real estate network representing 'Fortune-500' companies, where we do business for their clients in buying and selling in our marketing areas of Bergen, Passaic, Essex and Hudson counties. These corporate relationships bring more selling and buying opportunities for all.”
