Save Money on Winter Heating Bills

December 21 is the first day of winter.  “According to the Farmer’s Almanac, we’re in for a snowy winter in the Northeast, with the possibility of a blizzard hitting sometime in early February,” says Glenn Elliot, a sales associate with ERA Justin Realty.  With colder temperatures in the forecast, here are some easy tips to lower your heating bills and save money this winter season.

 

Use a programmable thermostat and use a lower setting. You will save up to 3 percent on your heating bill per degree lowered over a 24 hour period (or about 1 percent per 8 hours). A programmable thermostat can make this regulation easier and help you save 10-20% on your energy bill year round. Glenn suggests, “Program your heater to come on right before you wake up, cool down when you leave for work, warm up when you return from work, and go down again right before you go to bed. If you’re working from home, lowering your thermostat even one degree makes a difference.”

 

Change air filters monthly. Clean air filters permit a better flow of air through your heating system, allowing hot air to more easily flow through the vents and into your rooms. You also reduce the strain on your furnace, which can extend its life. 

 

Seal the leaks in your house. If you seal most of these leaks, you can save between 10-20% on your heating bill this winter. “Seal gaps around any pipes, wires, vents or other openings with caulk or weather stripping,” Glenn recommends. 

 

Add insulation to your house. Insulation helps keep the hot air in and the cold air out. This can not only save you money, but it can also be a tax-deductible home improvement which will give you an even better return for your investment!

 

Use a humidifier. Humidifiers can reduce your heating costs because moist air retains heat better than dry air. There are other benefits to using a humidifier as well -- they reduce static electricity, ease dry skin, and make it easier to breathe. 

 

Most of these improvements are inexpensive and easy enough for just about anyone to do. ERA Justin Realty’s Glenn Elliot named Lion of the Year

 
Glenn Elliot, a long time agent with ERA Justin Realty, was recently named Lion of the Year by the Rutherford Lions Club. Glenn, who is currently Treasurer of the Rutherford Lions, is a past Club President and a Lions District Zone Chair. This is the 3rd time that Glenn has received this award in his 25 years as a Lion. He is also a Past President and Trustee of the District 16N Lions Charitable Foundation. In announcing the award, Club President Laura O’Connor, thanked Glenn for his work with the Club and their charities. Beside being Treasurer, Glenn produces the Club newsletter, is the Club Webmaster, administers the Club Facebook site, works on Club and District Vision Screenings and serves lunch with the Club to the seniors at 55 Kip Center.

Glenn has been a REALTOR for 42 years and has been with ERA Justin Realty for over 35 years. ARE DISCOUNT REAL ESTATE BROKERS REALLY A BARGAIN?

Everybody wants a bargain. We all want to pay less for food, airfare and clothes so we go to shopping clubs, on-line and to shopping outlets, respectively, to buy discounted products and services. These are true bargains because we get the same brand name products for a lower price. But have you ever considered going to a discount dentist, doctor or lawyer? Probably not. When it comes to professional services, most of us feel that you get what you pay for.
Glenn Elliot, a consistent ERA Justin Realty Leadership Circle achiever, broker and Realtor agent suggests, “Let's take real estate services, for example. If you consider that the most costly purchase in your life is going to be your house, it makes the most sense to use the best real estate professional you can find to buy or sell it. Not in every case, but sometimes sellers may be attracted to a discount broker whereby sellers may pay a lower commission to sell their home, based on services offered. While many discount brokers advertise that they provide the same level of service as a traditional real estate broker, they do so only to some extent, and some at a higher commission rate than offered. For the lowest commission being offered, sellers may get little more than their house being listed with some photos on the discount broker's Internet sites. This rate may not include marketing it with the local Multiple Listing Service, nor on Realtor.com®, both of which facilitate greater exposure to buyers. Sellers may also be instructed to show their own house to potential buyers because, at a discounted commission rate, an agent may not accompany the buyer on the showing.”
By contrast, when you select and hire a local full service real estate agent to sell your home, you should seek and get a professional with experience and extensive skills in local value, marketing, financial advisory, sales, negotiations and overseeing the many tasks from the sale through title closing. Sometimes helping with clients' anxieties and finding local contractors, attending inspections, helping to obtain a Certificate of Occupancy to the list, and you get the picture that real estate services go well beyond providing customers with just a listing or an online virtual tour of homes for sale.
While the discount broker concept may rely on a possible out-of-the-area-agent, who may drive a distance to show a buyer in order to offer lower commissions, in reality, the lack of local agents who are expert in the local marketplace may translate into inexperienced agents with no firsthand knowledge of the local community.”
Elliot continued, “Internet-based discount brokers, in particular, fail to attract buyers who need a Realtor® with a local presence. The greatest flaw in their discount broker concept is that they alone can attract buyers, which is the primary reason for selling your home through a local Realtor® in the first place. From the buyer’s point of view, there is absolutely no advantage to using an Internet discount real estate broker since the seller, not the buyer, pays the commission. Why not take advantage of all the services we offer to them, free of charge, such as previewing properties, visiting neighborhoods and homes together, helping them obtain mortgages from local lenders, finding good contractors and services in the local community and much more. Our ERA Justin real estate professionals are often the first person a buyer knows in the neighborhood, and is an invaluable resource to new homeowners. In addition, full service real estate professionals rely solely on commissions for their compensation, similar to an attorney who takes a case on contingency. The Realtor® has great incentive to work hard for their clients. By contrast, some discount brokers generally pay their "consultants/agents" a salary and a very small commission. Once again, you get what you pay for.”

Moving is a major change for all members of a family. Adult responsibilities weigh positively when keeping track of all the tasks needed to make a move go smoothly. If you have children, this may be a new time to focus on their problems and also one of the most important times to keep their concerns in mind. 

Sometimes what seems like a major disruption to grownups is viewed as an adventure to the kids. Still, changing homes can also focus on feelings of uncertainty in the case of younger children. There are special concerns for these age groups.

According to ERA Justin Realtor agent, Glenn Elliot, “The most important thing a parent can do is maintain normal routines as much as possible, and when it isn’t possible, to let the kids know that concerns about a big life change is normal, too. Keep calm about the move yourself, and your children will be more likely to follow your lead. It is advisable to be open about what’s happening and how everyone feels about it, as it typically is a great adventure for them. 

This means keeping your kids in the loop at each stage of the move. They don’t have to get a vote, but it helps everyone for them to get increasingly use to the idea of this new change. Bring them along when you look at houses, make them familiar with the new area you’re moving to, and investigate its attractions including the athletic or extra-curricular offerings that appeal to your kids. 

Encourage your children to express any concerns and do what you can to reassure them. If you went through similar experiences as a child, you can share how you dealt with it, if it was easy, so much the better, and if it was uncertain, your children will know they’re not the only ones who have ever had to deal with change.
   
Try and arrange visits to the new school and meetings with the new teachers before the school year or semester starts. When you have more than one child, make bedroom assignments in the new house as soon as possible to avoid sibling strife. Comfort, privacy and age seniority are all issues of kid politics that it is sometimes easy for grownups to forget. 

Above all, be open and patient. If you pay the right attention, you will be letting your children know that with the move, the most important people in their life aren’t going anywhere.”

ERA Justin Realtor® Glenn Elliot named NJ CRS of the Year

ERA Justin Realtor® Glenn Elliot named NJ CRS of the Year
 
Rutherford - Glenn Elliot, a Broker Associate at ERA Justin Realty, has been named CRS of the Year by the NJ/DE Chapter of Certified Residential Specialists for the year 2015. This is the 2nd time in Glenn’s nearly 40 year career that he has received this honor. CRS (Certified Residential Specialist) is a Realtor designation that requires successfully completing intensive real estate training and meeting certain production requirements. Only 30% of Realtors hold this distinguished designation. Glenn was voted this honor by members of the NJ/DE CRS Chapter.
 
Glenn was also named Realtor of the Year by the RealSource Association of Realtors in 2009. Glenn was Secretary/Treasurer and Internet coordinator for NJCRS in 2011. ERA Justin Realty has 4 associates who hold the CRS designation: Glenn Elliot, Fara Espandi, Cathy Vick.
 
In presenting the first CRS of the Year award to Glenn outstanding words were heard. Michelle Rosenkoff, 2011 President of NJCRS Chapter said “Thank you Glenn for all that you have done and continue to do for the Chapter. You have been awesome and I am truly grateful to have had you on my leadership team.” 2012 President, Richard Bradford said, "Glenn has incredible dedication,” and Laura Shifrin, a Realtor from Massachusetts who was Regional Vice President for the National Council of Residential Specialists said “Glenn has done a great job all year long. New Jersey is very fortunate to have him and blessed as well."
 
Ron Darby, ERA Justin Broker offered, "Glenn has always been committed to service to both our industry and the communities we serve, be it Muscular Dystrophy, the North Jersey Lions District Charitable Foundation, the Rutherford Lions Club, 55 Kip Center and other charities. He is the first to volunteer his services. One can find Glenn at 6:00 AM cooking hundreds of pancakes for local breakfasts and serves the area Kip Senior Center in many of their charitable events. With all of this said, he serves our industry in leadership capacities. We  are extremely proud of his achievements.

ERA Justin Realtors Send Youngsters to MDA Summer Camp

Since 1955, MDA has built bridges and knocked down barriers for youngsters with neuromuscular diseases by providing an unforgettable week at MDA summer camp, in part this summer through the efforts of the ERA Justin Realty teammates who are pictured and others, Glenn Elliot, Michelle Korosy, Jennifer Darby Metzger, Lee Schilare, Danny Simone and Ron Darby. All were recently invited to attend the MDA VIP Summer Camp day to be with the kids.

Ron Darby, Broker Co-owner and ERA MDA Chairman for New Jersey for sixteen years said, “It has been the focus of our entire staff of agents to raise tax deductible donations to send as many children to MDA summer camp as possible. We reached out to all of the business firms and individuals we transact business with throughout the year to send in their donations large and small.  Donations were pooled in an effort to send children to the  MDA summer camp for a week.  In the past we had focused on raising funds for MDA research, but we now focus to give these children an immediate positive experience.  Due to the untiring efforts of our staff and those who donated, the MDA youngsters are enjoying a week in the country in a structured environment to fit their abilities.

Our ERA Justin Realty team of over 30 never stopped until our summer goal for our MDA youngsters was met. Additionally, we chair the ERA Brokers of  NJ fundraising. In total, by year end we hope to achieve collective totals approaching $25,000.

Each year MDA supports nearly 90 summer camps across the country. Whether in Alaska or Hawaii, in California or New Jersey, at MDA camp barriers simply don’t exist. A child with a disability can just be a child among friends. MDA camp is a magical place offering a wide range of activities specially designed for young people who have limited mobility or use wheelchairs. MDA camp programs, although structured, are conducted in a relaxed atmosphere that gives campers an unmatched opportunity to develop lifelong friendships, share interests and build self-confidence. Activities range from outdoor sports such as swimming, boating, baseball and horseback riding to less physically demanding programs like arts and crafts and talent shows. Thousands of youngsters attend MDA camp each year at no cost to their families.

What are the most important things a seller should look for when hiring a real estate agent to sell their house? How many houses has the agency sold and closed in the town in which they are located? Is it the size of the company with branches outside the market area valuable?  Details of their  marketing program? Their years experience in the business within the town you are located in?
 
There are many things that should be taken into consideration when hiring someone and giving them the responsibility for selling your home. And, lend your relatives the money to buy a home.” These may be over simplifications, but a Gallup Poll showed that 67% of American’s think that now is a ‘good time’ to buy a home. The Gallup Organization went on to say, “Overall, there is good reason for most Americans to think now is a good time to buy a house. Interest rates remain near historic lows. Home prices are providing many incredible buys.”
