ERA Justin Realty Participates in Kip Center Holiday Festival 2017

"Love and Joy, Santa's in the House"

It was just fall, but within a blink a chill is now in the air, the malls are all decked out with holiday displays, shoppers are out and about and it’s also beginning to look a lot like Christmas at Rutherford’s Kip Center, the areas recreation and nutritional citizen center, where area resident...s enjoy daily activities and lunch programs. Holiday trees and decorative wreaths have brought much cheer to the Kip Center located at 55 Kip Avenue for its annual Festival of Trees and Wreaths, as well as much needed donations.

Holiday displays abound with participants who are as busy as holiday elves getting ready for the upcoming Kip Center drawing, when dozens of decorated trees and wreaths will be given to winners through their annual holiday drawing. The event helps raise needed donations used to fund the varied activities at the Center. Trees/wreaths/centerpieces will be judged for the Most Beautiful, Most Original/Creative, and Best Use of Theme.

Cathy Vick and Rosemarie Zembryski, Realtor salespersons with ERA Justin Realty have been awarded the Seniors Real Estate Specialist (SRES) designation by the Seniors Real Estate Specialist Council of the National Association of Realtors (NAR) the world's largest association of real estate professionals focusing and specifically representing senior clients in real estate transactions.

They join more than 16,000 real estate professionals in North America who have earned the SRES designation. Both were required to successfully complete comprehensive training in understanding the needs, considerations and goals of real estate buyers and sellers aged 55 and older. Move #1: Amenity-based:  These individuals and/or couples are seeking a certain type of lifestyle and their home is only one component of a much larger picture. When looking to sell, they are usually transferring their equity from one home to the next and can usually either pay cash or put a significant down payment towards their purchase. Depending upon employment status, they may be moving across the country for more appealing climates or seeking a place near an airport making it easier to commute. Some are moving closer to kids and grandkids, while others are moving to destination locations where the family can enjoy visiting.

Move #2: Anticipatory / Planning: As people age, they may begin to experience changes in personal health status or become the caregiver of a spouse requiring additional care. When this occurs, people may find their current home unmanageable or no longer suited for their current situation. Moving means simplifying and making preparations for future care needs and support. With this type of move, seniors are typically looking to buy a property with minimal maintenance, accessibility features, and in close proximity to quality healthcare.

Move #3: Needs-based:  While most people intend to live independently, unfortunately, this reality isn’t always possible. As health declines to the point where more support is needed than can be provided for within the person’s home and community, relocation is necessary. This move may involve selling the personal residence and relocating to a senior living community with one floor ease."

ERA Justin Realty Report: Real Estate Decisions and Beyond

Her aim is also for first time buyers and her list of selling results has been outstanding, having focus on tax consequences.

“If you are getting ready to move out of your longtime home into more sunshine, and have made a determination that you will not be selling your house, you can actually gift it to a child or friend but that gift will come with a few strings attached. In many countries around the world, once the parents die, the children simply move into the home and take over the master bedroom. While that progression still occurs in the United States, estate taxes, rising home values, job transfers, and the desire for a separate space and different environment have changed the use of the traditional family home. The bottom line is that the home has evolved from basic shelter to the average person's hopeful most valuable possession. It needs to be carefully protected, guarded, and even nursed along--much like the responsibilities that took place within the home itself. And the financial value is usually accompanied by priceless memories and experiences, making the family home beyond doubt the ultimate asset.”  This is information brought forth by author Tom Kelly in his book "Real Estate for Boomers and Beyond,” reported ERA Justin Realty’s Rosemarie Zembryski a Realtor agent with the firm.

Zembryski suggests, “First and foremost, your child or friend's basis in the house will be what you paid for the property, plus major improvements. Because this cost you paid years ago is probably much lower than today's increased home value, there's a chance tax will be owed on a subsequent sale. Before moving forward with what we review here, tax laws and legal consequences  continually change and our facts and figures are suggestions on how the process has worked in the past. You should review your path with your legal and tax advisers first.

Kelly’s book when written stated with terms always changing and updating, “For example, if you purchased your home in 1970 for $60,000 and it is now worth $450,000, your child's basis would be $60,000 if you chose to transfer the home to the child as a gift. Capital improvements are the cost of improvements having a useful life of more than one year. Examples include the new roof, dock, deck, remodeled bathroom, and finished basement. Generally, an expense is a capital improvement if it adds value to the property or extends its useful life. If these criteria are not met and the expenditure is considered necessary to maintain current usefulness, it is a maintenance cost."

If you are going to gift your home to an individual, it's best to offset the amount by first using your annual gift tax exclusion of $14,000 per gift. You can gift $14,000 (this amount may change, verify the current tax laws) to any one person in any year. Hence, if you and your spouse each make a gift to both your child and her spouse, you can offset it against the home's value.

Bergen County: Cathy Vick and Rosemarie Zembryski, Realtor salespersons with ERA Justin Realty have been awarded the Seniors Real Estate Specialist (SRES) designation by the Seniors Real Estate Specialist Council of the National Association of Realtors (NAR) the world's largest association of real estate professionals focusing and specifically representing senior clients in real estate transactions.

They join more than 16,000 real estate professionals in North America who have earned the SRES designation. Both were required to successfully complete comprehensive training in understanding the needs, considerations and goals of real estate buyers and sellers aged 55 and older. NAR, "The Voice for Real Estate," is America's largest trade association, representing more than 1.3 million members in all aspects of residential and commercial real estate industries.

Cathy Vick had been selected as the RealSource Association Realtor of the year.  She was singly awarded from the association’s 3,300 membership. When looking to sell, they are usually transferring their equity from one home to the next and can usually either pay cash or put a significant down payment towards their purchase. Depending upon employment status, they may be moving across the country for more appealing climates or seeking a place near an airport making it easier to commute. Some are moving closer to kids and grandkids, while others are moving to destination locations where the family can enjoy visiting.

Move #2: Anticipatory / Planning:
As people age, they may begin to experience changes in personal health status or become the caregiver of a spouse requiring additional care. When this occurs, people may find their current home unmanageable or no longer suited for their current situation. Moving means simplifying and making preparations for future care needs and support. With this type of move, seniors are typically looking to buy a property with minimal maintenance, accessibility features, and in close proximity to quality healthcare.

Move #3: Needs-based:
While most people intend to live independently, unfortunately, this reality isn't always possible. As health declines to the point where more support is needed than can be provided for within the person’s home and community, relocation is necessary. This move may involve selling the personal residence and relocating to a senior living community with one floor ease."

Rutherford, New Jersey:  It was just fall, but within a wink and a blink a chill is now in the air, the malls are all decked out with holiday displays, shoppers are out and about and it’s also beginning to look a lot like Christmas at Rutherford’s Kip Center, the areas recreation and nutritional citizen center, where area residents enjoy daily activities and lunch programs. Holiday trees, decorative wreaths have brought much cheer to the Kip Center located at 55 Kip Avenue for its annual Festival of Trees and Wreaths, as well as much needed donations.
 
Holiday displays abound with participants who were as busy as holiday elves getting ready for the upcoming Kip Center drawing, when dozens of decorated trees and wreaths will be given to winners through their annual holiday drawing. The event helps raise needed donations used to fund the varied activities at the center.
 
Assisting in the creation of the ERA Justin Realty 2013 Starfish holiday wreath was Ilene Harpuder, Karen Kelly, Glenn Elliot, Carol D. Calamari, Rosemarie Zembryski, James Dagistanli, Matthew Dagistanli, Fara Espandi, Julia Dagistanli, Jennifer Darby Metzger and Cathy Vick.
 
Cathy Vick and Rosemarie Zembryski of ERA Justin Realty are the firm’s coordinators for their 2013 charitable event, and recently presented the unique theme wreath designed with special selected beach shells, starfish and much love. They said, "Our wreath submission is part of our ERA Starfish Project, our effort to make a difference in our community one person at a time. ERA Justin Realty Tips: Investing in Curb Appeal and Staging When Selling

Rosemary Zembryski, a Realtor salesperson with ERA Justin Realty offers suggestions to sellers.  "We have been a Realtor of choice to thousands of buyers and sellers since 1950. Our team knows the correct advice for a successful sale. It may seem counterintuitive to invest money in a home you’re selling. Wouldn't it be better to save that money for improvements on your next home?  Even though the home sale market has improved impressively,  not necessarily in price, but in homes sold,  buyers may still pay more for homes they can move right into without having to do work. This is not to say that buyers won't buy homes that need updating, but they need to be able to see the potential. And the property needs to be priced right for the market, taking into account work that needs to be done.
 
Hypothetically, a home was sold in a residential neighborhood. It was owned by one family for more than 50 years. The property had deferred maintenance and a dated décor. If the listing had been put on the market before it was partially updated, it may have been harder to sell and would have sold for less than it did with some repairs and tasteful upgrades.
 
Before the sellers ordered a structural pest control ("termite") inspection, they had some obvious defects corrected. This kept the cost of the remaining repairs down. It also improved the appearance of the house. A back porch that was in poor condition and was easily visible was repaired. A pink vinyl bathroom floor was replaced with a neutral vinyl.
 
The most dramatic change was achieved by removing the heavy dark draperies, some dark furnishings and the dark flocked wallpaper in the foyer. The draperies were left off to expose the beautiful wood windows. The house was transformed from a dark, outdated home to a light-filled home with a lot of potential.
 
After personal clutter was out of the house, the shag carpet was removed to expose the beautiful hardwood floors. The interior  paint was touched up as needed, and the house was staged by our ERA Justin team with the existing furniture, artwork and accessories.
 
The house showed beautifully, even though the kitchen and bathrooms were old. The listing sold quickly with a back up offer at the asking price."
 
Realtor salesperson Cathy Vick added, "Improving curb appeal, the way a house looks from the street, usually pays off. For some buyers, curb appeal is so important that they won't even look at a listing that lacks good street presence.
 
Enhancing curb appeal can often be done inexpensively. Trim overgrown plants to a size that allows buyers to see the architectural detail of the house. If the landscaping has been unkempt for years, remove dead plants and add colorful plants before the house goes on the market. Replanting areas of  the lawn adds to the allure of a property."
 
Zembryski continued, "Kitchens and bathrooms are important to today’s homebuyers. However, it wouldn't be prudent to do a complete remodel just before you put your home on the market. You usually can't recoup the investment. Generally, fix-up-for-sale projects should be limited to cost-effective improvements like new paint, replacing outdated light fixtures and replacing worn floor coverings.
 
In the listing described above, the old bathrooms were given cosmetic upgrades. Toilets and pedestal sinks were replaced inexpensively. The original tub in this 1920s home was reglazed to look like new. It turned an eyesore into a bathroom that would please a buyer. You can improve the look of a dated kitchen with new stainless steel appliances, paint, updated light fixtures and a new floor, if necessary. It’s  true that many homes never look as good as when they’re for sale."
