VALUE FOR HOME IMPROVEMENT DOLLARS

VALUE FOR HOME IMPROVEMENT DOLLARS

Since 1950, ERA Justin Realty, a real estate leader throughout Bergen, Passaic, Essex and Hudson Counties generates listings and sales of homes each day, totaling thousands of transactions. Some are pristine and some may call for improvements.  Catherine Nimmo a full-time sales producer with the firm shares her knowledge with these tips. “When you decide to undertake a major renovation or some minor home improvements, you may want to consider those improvements which could attract buyers and possibly increase your price if and when you sell your home. Should you put in a new kitchen or bathroom? Add a pool or new landscaping? Which improvements matter most and give the biggest return?

It is estimated that the average American family stays in a home for approximately seven years. Considering that your home is probably your most expensive asset, it makes sense to consult a home professional to identify those improvements that will appeal to more buyers and help it sell faster, and possibly for a higher price. Before taking on major home improvements, it is best to first take care of minor maintenance needs, such as fixing leaky faucets, grouting around tubs, cleaning gutters and so on. Buyers are more comfortable purchasing a well-cared for home because if what they can see is maintained, it is more likely that what they cannot see has also probably been maintained.”

Catherine continued, “Once basic maintenance needs are cared for, a real estate professional can be helpful in recommending home improvements that will increase the value of your home. For example, if you have extra funds to spend on one project in your home, and you are choosing between renovating your kitchen or adding a new in-ground pool, which do you think would increase the value of your home more?  Installing a new kitchen will generate a greater return when selling than a pool. Not all buyers want a pool, however, they all want an updated kitchen.

Minor upgrades can also enhance the value of your property, according to the survey. Cleaning and decluttering go a long way to improving the sale of your home, and are recommended. Realtor agents also recommend adding light and brightness to a home with new lighting fixtures. Landscape improvements, fresh interior paint in a neutral color and removing old carpeting to expose wood floors or to replace with new carpet are also  recommended.  Other home improvements that will attract buyers include an additional bathroom or a finished basement.”

“For a survey of what improvements you are considering as well as a comparative market price opinion as to your home’s current 2018 value, one of our ERA Justin Realty Realtor agents will be glad to give you a comprehensive overview and written report, at no obligation.

All of the ERA Justin Realty full service Realtor agents can be reached at either of their two Rutherford offices at 118 Jackson Avenue and 57 Park Avenue.  By office phone (201) 939-7500, (201) 438-0588 or (201) 438-SOLD.  Additional cutting-edge real estate technology and information awaits you at their website, www.ERAJustin.com.

Accessibility Features Can Serve Homeowners of All Ages and Abilities

We all need a helping hand from time to time, but prefer to remain as independent as possible. Accessible features in a home are a way of lending ourselves a hand, and staying in our own house for much longer than we otherwise might.

“As more members of the baby boom generation reach retirement age, some, but not all, show a preference for aging in their own homes rather than moving to traditional assisted-living communities and facilities. This trend has created interest in designing and retrofitting of homes for ease of use. Heightened awareness as to the needs of disabled people of all ages, and increased legislative attention to their rights, including the Americans with Disabilities Act (ADA), has also helped drive a trend which can benefit home buyers,” stated ERA Justin Realtor agent, Kristen Davis.

What has come to be called Universal Design is a set of standards for making every house a welcoming home for inhabitants of all ability levels. These include placing light switches and thermostats low enough, and electrical outlets high enough, for anyone to reach; outfitting hallways with railings and showers with grab-bars and stools; replacing doorknobs with levers; offering ramps as well as stairs, widening doorways to accommodate wheelchairs; and minimizing falling risks through secure, low-pile carpeting.  Though there was a time when accessibility was considered an obstacle to resale value and desirability, attitudes and demographics have changed, and Universal Design is now considered a resale advantage. This potential extra salability can be achieved through minimal effort and expense. For instance, in many cases a room can be made wheelchair-accessible simply by changing the direction of a swinging door.

Kristen continued, “The simplicity of such measures, and their popularity with potential home buyers, makes it equally desirable to build a new home with these considerations, or to retrofit an existing home with them. No one has to feel they’ve turned their home into a medical facility –you can avoid this with some smart and simple methods that enhance convenience and are common sense for all homeowners. Talk to a local real estate professional about accessible-home options in any area where you may be interested in buying and find out about financing opportunities and other ways to keep your path to satisfying and secure home ownership a clear one.”

Kristen an active listing and selling agent throughout Bergen, Passaic, Essex and Hudson Counties has received many five star reviews from her buyers and sellers and have written:

“Kristen was a fantastic agent, professional, caring, hardworking and incredibly helpful. We couldn’t have asked for better, and have already highly recommended her!!”  Claire Hichtenstein

“We looked for a house for over a year, when we met Kristen she found us a home in less than 30 days. She is honest and we are very happy she was our agent. She made it all possible.”  Patrick & Jackie Sullivan.

“Kristen Davis became a friend.  Helpful, honest and an all around nice person.  Very personable and patient.”  Vitali

“We would not change a thing – the entire experience was great!  Kristen was wonderful!  She was patient and available to us at anytime for all sorts of questions.  We had worked with a few other agents and we liked and trusted Kristen right away.”  Kristen and Sean McAndrew

“Kristen was extremely patient and accommodating throughout our search for a new home.  It was an absolute pleasure working with her.  We’ll definitely be calling her when we’re ready for our next move.” Michele DeMarco and Sean Meyer

"Kristen is awesome! From advice for preparing to list our house, to helping with final negotiations she was diligent and proactive."  Brad & Lena Kloza

"We are very pleased that Kristen Davis was our listing agent with ERA. She is very professional. Her ethical responses enabled us to trust that she was fully supportive of our well-being as the sellers. We highly recommend her."  Michael & Jeanne Matthews

“Working with Kristen exceeded any of our expectations. As a first time home buyer in New Jersey, my wife and I were not familiar with the process and terminology. She was very helpful in explaining the entire process and really relieved our stress level, even though we were on a tight time frame and budget. Kristen was willing to meet us at any time to view our house and was a clear communicator throughout the negotiation. We truly believe her expertise helped tremendously in out offer getting accepted. We highly recommend Kristen!”  James Leighton Fenwick

Darby concluded, “To learn more about ERA Justin Realty, Kristen and our award-recognized programs and services, call our ERA Justin Realty Realtor agents at either of our two Rutherford offices at 118 Jackson Avenue and 57 Park Avenue.  By phone (201) 939-7500(201) 438-0588 or (201) 438-SOLD. The firm has a vast resource library of important topics to share with the public. These Realtors and their broker-owners Ron Darby and Jennifer Darby Metzger are always busy advising homeowners on topics that aid them in making sound real estate decisions regarding their homes.
Ron Darby, Broker stated, “If you are thinking of selling your house in the near future and want to know for how much it may sell, then contact one of our Realtor sales agents at ERA Justin Realty and request a Comparative Market Analysis (CMA) to determine its fair market value. Our service is provided free of charge and without obligation. In conducting a CMA, we have access to a wide array of information, such as databases containing recent listing and selling prices of similar homes in the neighborhood, and how long these houses took to sell. The resulting analysis can help a homeowner reach a realistic figure of fair market value. If a house is then put on the market we will use the CMA to help the homeowner establish a selling marketing program. The CMA information is very helpful in determining the true value of a house and the right asking price. In the end, however, the homeowner should decide on a price that he or she feels is competitive and consistent with the prices that other houses in the area have sold. Our CMA report for our Sellers is truly comprehensive. Complete with color photos and detailed information, it makes pricing easier for those planning a sale. Truly, there is a difference in real estate companies, and our details will make the difference. We ask Buyers and Sellers to compare. We believe that in order to exceed expectations of what ERA Justin Realty is about, we don’t offer just real estate basics, we are as comprehensive as possible. In that way, we know that our Buyers and Sellers will hold us all in the highest regard.
