Julia Gulden Dagistanli rejoins the Sales and Listing Team at ERA Justin Realty Co.

To continue the exceptional tradition of top service to sellers and buyers that ERA Justin Realty has been known for since 1950, the firm has always prided itself in attracting career minded individuals who follow the ERA Justin training business model and through that training develops into successful career Realtors. That success story applies to Julia Gulden Dagistanli who in 2002 joined ERA Justin Realty as a full-time salesperson, gained admiration and success with her buyers and sellers and obtained the esteemed 'ERA Rookie of the Year' award for her outstanding production. After several years, she wanted to apply her training to another business model offered by another real estate firm.

Jennifer Darby Metzger, broker co-owner said, "Welcome home Julia. Our management and team of agents are excited that Julia has returned to our firm. As the firm that has been #1 for the past twelve years in Rutherford sales, the additional sales and listing production that Julia will bring to the market will compliment what we do at our firm each day. She has a stellar background with first-time and repeat buyers and a strong base of sellers who bring their homes to market as well as referring new sellers to her. Julia is a people-person, fluent in English, Turkish and French and knows that strong relationships result in successful purchases and sales at our firm. Julia's attributes fit our business model perfectly.  For these reasons, we proudly boast, ‘There is a difference in real estate companies.’ She is highly motivated and energetic and her people skills will be apparent as she completes a transaction with you.”

Dagistanli's past National Association of Realtors 'Circle of Excellence' awards include esteemed Silver  in 2005, 2006 and 2008 and Bronze awards for 2003, 2004, 2007 and 2009. Several Re/Max awards followed and New Jersey Monthly Magazine honored her with highest in overall satisfaction in 2011 and 2013.

Julia offered, “Happily, one of my clients Gertrude Wegelin recently said that my professionalism, care and concern made a major change in her life. I continue to strive for highest satisfaction for my buyers and sellers in all of my transactions. I pride myself that my clients feel comfortable and confident with their trust and value of my services.  Being  successful for them is my passion. Making a difference in people's lives is my biggest reward. I'm so happy to be back home. Although I've enjoyed my other past business relationships, ERA Justin Realty is very professionally managed and their system is based on commitment, consistency, the latest technology and a wonderful team spirit. All this leads to great results. I'm so happy to be part of that ERA team spirit."

Jennifer concluded, “Julia, with her high energy and professionalism will continue to excel at our firm.  Familiar with our surrounding towns, Julia with her husband, three children and family dog had resided in Kearny, Lyndhurst and Rutherford, since 2004. ERA Justin Realty’s Michelle Korosy: How Renters Become Buyers

ERA Justin Realtor salesperson Michelle Korosy provides insight so renters can focus on being buyers and have a home of their dreams. A full time sales professional with the firm serving buyers and sellers in Bergen, Passaic, Essex and Hudson counties, Michelle is well known for her strong listing and sales activity and also for her charitable efforts in the communities she serves.

ERA Justin Realty’s Michelle Korosy: How Renters Become Buyers

Now, more than ever, rebounding from a national economic challenge, nothing compares to the feeling of having a place to call home. At one time or another, however, most of us have felt frustration at seeing hard-earned money go into rent every month rather than a more permanent house payment. Renting is most people's first step toward home ownership, but what do you need to do to realize the dream of owning a home?   ERA Justin Realty’s Michelle Korosy shares important insight for North Jersey Newspapers readers who want to become a homeowner.

“Sometimes, it's not the regular rent-money obligations but other expenses that are the main obstacle in saving. A whole debt-counseling industry has arisen to guide consumers in getting out from under what they owe. Smart saving, not depriving yourself, just ensuring stability and enjoyment over the longest term involves many moves both major and simple, and can help prepare you for that first down payment.

On the simple end, rediscovering home cooking (and enjoying the leftovers as brownbag lunches) can amount to significant savings as compared to regularly dining out. On a higher level of financial planning, establishing a household budget and sticking to it - including a specific amount set aside for savings every month - can get you to your home-affording goals sooner than you might have imagined.

You may also want to meet with a counselor who can negotiate a lower rate and set a sensible structure for your repayments on credit cards - while advising you how to ease dependence on them. (This not only gets you on your own financial feet, but helps keep your credit rating intact for the very home loan you hope to someday secure.)

There are additional ways to start working toward home ownership. Some sellers will enter into a rent-to- buy agreement, in which part of the regular rent is considered an installment of the home's down payment, which, once built up, can help you obtain financing. Low-income renters may also qualify for federal  vouchers which are paid to the landlord, subsidizing your rental expenses and helping you save for a permanent home.

Just as some renting options allow you to set funds aside, some types of purchases can help defray your costs even as you fulfill the stepped-up obligations of home ownership. Pooling resources with other buyers to occupy a two-family home could be one; buying such a home by yourself and renting one half of it could be another.

Even if your economics remain challenging, there are low-down-payment mortgages, and other forms of financing for special circumstances, available to buyers who meet the right criteria. Our ERA Justin Realtor sales professionals can help you navigate through these options, accessing financing programs through one of several area mortgage lenders. He or she can also identify what government help might be available, and generally counsel you on your readiness to be a buyer, and on what else you might need to do to get there. If you consult the right sources and seek common-sense strategies, then your every move in the renter's world can be pointing you home.”

Michelle concluded, “ Our team at ERA Justin Realty have the answers and are just a phone call away. Through of our daily efforts, we will be pleased to present our publication of over 700 service reviews, 'Real Estate Results in Writing' from our renters, buyers and sellers. For these reasons and being a Realtor of choice to thousands since 1950,  ERA Justin Realty can easily be your Realtor of choice.”

Michelle and all of the ERA Justin Realty full service Realtor salespersons can be reached at their Rutherford office at 118 Jackson Avenue.  By office phone (201) 939-7500, (201) 438-0588 or (201) 438-SOLD. ERA Justin Realty Offers Online Video Property Tours

Carol D. Calamari, Realtor salesperson with ERA Justin Realty with focus on buyers and sellers shares the benefits of online video property tours offered on every listing presented at her firm. Proficient in real estate sales, her photography and home staging talents bring successes for her sellers. In her prior position with CBS television, she had received a TV Emmy in sports production.

ERA Justin Realty Offers Online Video Property Tours

Bergen County:  Carol D. Calamari, known throughout Bergen, Passaic, Hudson and Essex Counties for her expertise in real estate sales reviewed some of the 2013 technology advances offered by ERA Justin Realty including technology which enables consumers to view ERA Justin Realty property listings through an online video tour, making home buying and selling easier.

Considered by many to be a technology leader in the real estate industry and a top 100 ERA real estate firm nationwide, ERA Justin Realty features video tours in today's fast-paced and technologically advanced real estate market.  Video tours offer home sellers the advantages of a 24-hour a day, seven-day a week open house, at the home buyers convenience.

Calamari said, “Video tours include both single and multi-scene views of the interiors and exteriors of ERA Justin listed properties. Online visitors can tour properties at any hour, from their home, office, or from anywhere in the world. The expectations of today's real estate home buyers and sellers are high, and as millions of viewers use the Internet to look for a home, it is critical to have the best tools to promote our listings online. Video tours help potential buyers view a property's attributes so much better than just a text description or a single photo of a house; for example, consumers can view varied rooms and features as well as exteriors.

Continuing, she said, “Online video tours increase a listing's exposure to potential buyers, which our home sellers find very beneficial.  More exposure means more pre-approved buyers to potentially see each listing.  More exposure potentially brings more buying contracts to be considered, giving each seller a better opportunity to sell their house at a higher price. Buyers who view our video tours can be strong, interested prospects.  There is no cost to our sellers for this added value service.”

Buyers and Sellers interested in learning more about ERA Justin Realty’s online video tours can reach any of the ERA Justin Realty sales professionals who will be pleased to provide extensive details.

ERA Justin Realty offers this additional service to each of our sellers on every listing that we market for sale.  When we post a video tour, it is available on our websites and post individual real estate listing blogs on Google. Tours are posted on www.ERAJustin.com, www.ERAJustinRealty.com, www.Realtor.com and many other websites from which we market our seller’s homes.  Hundreds of area sellers select ERA Justin Realty as their Realtor of choice each year.  We work to exceed their expectations and that makes us truly proud.”

Calamari added, “Because of our daily priorities, we proudly received the prestigious ERA world-wide 2003 through 2012 ‘Commitment to Excellence Award,’ selected as an ERA firm from approximately 30,000 ERA brokers and agents nationally. Outstanding business entities are honored to receive it.  For these reasons ERA Justin Realty has been a buying and selling Realtor of choice to thousands since 1950.

A child with a disability can just be a child among friends. ERA Justin Realty Provides Insight on Selling a Vacant Home

Glenn Elliot, providing decades of real estate experience, prides himself in being 1st in service to his clients and customers at ERA Justin Realty Co.  A licensed real estate broker in the state of New Jersey, he uses the latest technology to better serve. A Multi-Million Dollar producer, he provides insight on selling a vacant home.

ERA Justin Realty Provides Insight on Selling a Vacant Home

If an option is available to a seller, selling your vacant house should be your last option. Some sellers nationally have missed selling opportunities because of overpricing while properly priced listings had sold and closed. The day arrives when the seller must move to a new location so a vacant sale is the current option because the house did not previously sell.

One of the first things you should do if you're thinking about selling is to walk through your house and examine it with a critical eye. Imagine yourself as a buyer and make mental notes of the imperfections you've ignored for years. The drapes may be faded from years of sun exposure. If you have children or pets, the interior doors and baseboards may be nicked and need paint. Your floors might look worn.
Glenn Elliot, ERA Justin Realty broker salesperson suggests, “Painting and floor refurbishing are good ideas but keep it within a budget. Renewing the interior surfaces of your house when you sell is one of the most cost-effective improvements you can make to increase showings.  Buyers usually pay more for homes that are in move-in condition. However, selling a vacant home could result in a lower net return. The main reason for this is that first impressions play a big part in selling homes. When buyers walk into a home that looks bright, inviting and comfortable, they feel good. When most buyers walk into a vacant home, they feel that something is missing. Many people have a hard time imagining what a vacant home will look like when it's furnished. They walk into an empty living room and start considering about how they'd furnish it. It can be a confusing experience.”

He continued, “Home buying is focused enough without having to worry about how the floor plan works and which room is used for what. A strategically furnished house creates a more pleasurable viewing experience and reduces the stress of buying. Granted, some buyers, such as architects and designers, have the ability to conceptualize in three-dimension. Some experienced buyers have moved so many times that they've developed the knack of visualizing their furniture in an empty space. But, you are likely to sell your home for more money if you can appeal to the entire pool of prospective buyers, not just those who have a particular expertise.
Dian Hymer, author of "House Hunting, The Take-Along Workbook for Home Buyers" and "Starting Out, The Complete Home Buyer's Guide, wrote, “A listing in the Oakland Hills (Calif.) was put on the market last fall. It had a great view, but was vacant. It did not sell after three months on the market during a time when all well-priced listings in the area were selling. The listing was temporarily withdrawn from the market and staged with rental furniture and accessories. It was put back on the market at the same price and sold right away.”

The cost of staging your home for sale may seem prohibitive, but it needn't be. Many sellers who stage their homes for sale use their own furniture after removing outdated pieces and rearranging the rest. Tattered draperies can be removed and often don't need to be replaced, unless they cover an unsightly or distracting outlook. For selling purposes, it's important to let in as much light as possible. It's a good idea to consult with a someone who is knowledgeable in staging homes for sale.  To keep costs down, you may be able to create an inviting ambiance without furnishing your entire house or condo. The living and dining room, kitchen, family room and master bedroom are the most important places to concentrate your staging efforts.

“We do have talented Realtor salespersons at ERA Justin Realty who are excellent at staging homes. There is a difference in real estate companies. Presenting consumer information, we believe, is in order to exceed sellers expectations of what ERA Justin Realty is about, as we don’t offer just the basics.  In that way, we know that our sellers will hold us in the highest regard.  Our sellers have put their thoughts in writing. We have on file for the asking, ‘What people are saying’ our report of over 700 quotes and reviews from our sellers and buyers.  No other area real estate firm can offer that.  Are we proud?  Absolutely." concluded Elliot.

All of the ERA Justin Realty full service Realtor salespersons can be reached at either of their two Rutherford offices at 118 Jackson Avenue and 57 Park Avenue.  By office phone (201) 939-7500, (201) 438-0588 or (201) 438-SOLD.
