ERA Justin Realty's Peggy McLaughlin shares Six Reasons to Use a Realtor

ERA Justin Realty's Peggy McLaughlin shares Six Reasons to Use a Realtor

Peggy McLaughlin a career Realtor salesperson who has been a frontrunner with ERA Justin Realty for many years proudly shares six reasons to use a Realtor.

McLaughlin offered, "For a real estate firm to have constant success and growth and a staff of inspired Realtor agents who want to exceed buyer and seller expectations each day, it takes hands on management by their brokers Ron Darby and Jennifer Darby Metzger. Our firm first opened its doors in 1950, sixty five years ago. Since then we have listed and sold thousands upon thousands of houses and we are #1 in consistent closed Rutherford  transactions for 15 consecutive years. I'm pleased to share important information for those seeking a 2016 market price on their home or planning a sale.

Why pay a Realtor a commission to sell your home? After all, a small percentage of homeowners attempt to handle the sale of a home themselves, questionable during varying market conditions  and with the recent mortgage interest rate increases. Before making a decision about whether to go it alone, it is important to have a realistic idea of what is involved in the biggest financial transaction most of us are likely to make. Why work with a Realtor? Here are six reasons to consider:

Reason #1 - Realtors  know your market. Realtors are in a position to know what’s happening in the real estate market, not just in your state and your community, but in your neighborhood. As trained professionals who may have seen hundreds of homes similar to yours and know their features and selling prices, our ERA Justin Realty Realtor agents as well qualified to set a price that can bring the maximum number of offers for your home.

Reason #2 - Realtors  sweat the details. Accurate pricing, qualifying potential buyers, positioning advertising for maximum exposure, evaluating potential offers, negotiation and closing the sale are some of the basic skills needed to successfully sell your home. We are there for you. Then there are environmental, government and disclosure requirements that must be followed. ERA Justin Realty does this each day as part of each transaction.

Reason #3 - Realtors  know marketing. Marketing that attracts offers, not just lookers. A coordinated marketing campaign using the right combination of advertising, direct mail and the Internet ensures your home receives maximum exposure. And our experienced Realtors can advise you on cost-effective strategies for ensuring your home looks its best to potential buyers.

Reason #4 - Realtors are pros at bringing buyers and sellers together. An ERA Justin Realtor  may already have a buyer for your home! Successful Realtors  are continually replenishing their rosters of potential buyers, as well as networking with other real estate professionals who may have the perfect buyer for your home. Our team are pros.

Reason #5 - Realtors reduce stress. Are you prepared to show your home in the middle of the day? Every weekend? ERA Justin Realtors have the time to show your home whenever it is convenient for a potential buyer with your availability in mind.  It’s our job. And they we are available to respond quickly and courteously to inquiries by phone call, email and text. Think of us, your Realtor as your personal home sales assistant.

Reason # 6 - Realtors  are experienced negotiators. Our Realtors  can help avoid costly errors during the negotiation phase of a transaction. As experienced negotiators, we can help maintain objectivity during what can often be an emotional time for sellers and buyers. And the ability to deal successfully with any issues that crop up often calls for just the right combination of firmness and diplomacy. We do this each day of each year."

Whether you are a seller or a buyer, perhaps the biggest benefit our ERA Justin Realtor professionals and management teams have to offer to you is our experience. We have made assisting buyers and sellers our business, so that you can get on with the business, and pleasure, of realizing your dream!

The firm proudly received the prestigious ERA world-wide Commitment to Excellence Award, one of ERA's prestige firms from all across the nation and is also a Top-100  ERA real estate firm. Erin Trippi Joins ERA Justin Realty from ERA Welcome Realty

Erin Trippi Joins ERA Justin Realty from ERA Welcome Realty

Passion and attention to detail.  Sound familiar?  These are always important words at ERA Justin Realty, the firm that asks buyers and sellers to compare.  They state, “There is a difference in real estate companies,” and they live those words in their daily activities as well as with those who join their firm.

During Erin’s interview process with the firm, she made it evident that her business philosophy includes passion and attention to detail as well as her personal goal to offer the highest level of service throughout the entire buying and selling process.

Erin said, "When passion meets opportunity and work ethics, success is inevitable. Given the opportunity I will exceed your wants and needs."

Jennifer Darby Metzger, Broker and Co-owner of ERA Justin Realty, stated, “Erin is a Hofstra University graduate where she earned a B.A. in Business Management while also competing at the highest level of NCAA Division I Softball.  She has honed her problem solving talents and leadership skills to work in a team environment striving for excellence and results. She has always had a passion for real estate and loves to exceed buyer and seller needs.”

Erin stated, “I am also passionate about giving back to the community by always doing the right thing for the greater good. In the past I have volunteered for Habitat for Humanity, participated in breast cancer walks and teamed up with the US Army reserve in Long Island NY to help with the cleanup of Hurricane Sandy.  Now with ERA Justin Realty I'll take a leadership fundraising position with their Muscular Dystrophy Association summer camp for kids program.

She continued, “My exposure to ERA Justin Realty was through area newspapers, their winning websites and their over 700 published testimonials and numerous informative articles which are regularly published.  Transferring from ERA Welcome Realty, while meeting with Jennifer Darby Metzger, our broker, I learned of the level of excellence that the firm has attained over their 65 years in business, the many thousands of homes they’ve sold as well as the continuing referral business they have from satisfied buyers, sellers and now the children and grandchildren of these families.  I want to be part of this respected and successful organization, which commits to a standard of excellence. I need to surround myself with like-minded people because if I want to be the best, I have to learn from the best. They are a leader in real estate."

Erin resides in Lyndhurst with her family and her nine month old pup Prince Duke. She has primarily excelled at all things athletic.  To this day she is still the only female in history to ever hit 9 home runs in a 16 game Little League Baseball season.  She also played ice hockey, softball, soccer and basketball.  She then went on to continue playing softball at Paramus Catholic High School finishing as the most decorated NCAA Division I softball player in the programs history. During her time at Hofstra she earned many accolades both academically and athletically, this including 3 All-Conference Championships, and 1 Regional Championship.

Jennifer concluded, “Everyone at our firm is pleased to have Erin transfer to us. A member of the RealSource Association of Realtors, New Jersey Multiple Listing System, Garden State MLS, the National Association and New Jersey Association of Realtors will give her all of the tools and services to bring success to your transaction. She is anxiously awaiting the opportunity to serve the buying and selling needs of our ERA Justin Realty clients and customers.”

The firm proudly received the prestigious ERA world-wide Commitment to Excellence Award, one of ERA's prestige firms from all across the nation and is also a Top-100  ERA real estate firm. ERA Justin Realty Qualifies for the Muscular Dystrophy President’s Club Honors

One of many ERA Justin Realty MDA fundraising teams. For sixteen years the firm has given their time and effort to raise funds to support Muscular Dystrophy and the summer camp program. ERA Justin Realty Qualifies for the Muscular Dystrophy President’s Club Honors

Rutherford:  The fundraising team of ERA Justin Realty has been focused on sending kids with Muscular Dystrophy to summer camp, specifically designed for their needs and abilities. As the year winds down, accumulated totals are completed. ERA Justin Realty has again qualified for MDA President's Club honors for their 2015 efforts.

For their efforts as one of New Jersey’s top fundraising real estate offices, Ron Darby Broker and his MDA fundraising teammates were notified that the firm qualified for the MDA President’s Club, honors shared only by organizations with year-long focus and fundraising for the Summer Camp For Kids program.

Each year MDA supports some 90 summer camps across the country. Whether in Alaska or Hawaii, in California or New Jersey, at MDA camp barriers simply don’t exist. A child with a disability can just be a child among friends. MDA camp is a magical place offering a wide range of activities specially designed for young people who have limited mobility or use wheelchairs. MDA camp programs, although structured, are conducted in a relaxed atmosphere that gives campers an unmatched opportunity to develop lifelong friendships, share interests and build self-confidence. Activities range from outdoor sports such as swimming, boating, baseball and horseback riding to less physically demanding programs like arts and crafts and talent shows. Thousands of youngsters attend MDA camp each year at no cost to their families.

If you’re 16 or older, you’re invited to apply to join the MDA team as a camp volunteer. At most MDA camps, volunteer counselors work one-on-one with campers around the clock, providing the care, close supervision and attention children with neuromuscular diseases need. Counselors push wheelchairs, lift and carry youngsters, and even "bunk down" near their campers. But above all, they become a youngsters friend for a week and sometimes for a lifetime.

By becoming an MDA summer camp sponsor you can provide a local youngster with neuromuscular disease with many special summer memories. The cost of sending one child to MDA camp for one week is $800.00.

As a sponsor, you will be invited to visit the local MDA camp during our special sponsor VIP Day. You’ll see the joy that your participation in this program creates.

Darby continued, “Become a sponsor! Help youngsters with neuromuscular diseases in your community experience a week of fun and friendship they’ll never forget. At MDA camp there’s always a need for volunteer counselors, medical staff, water safety instructors and activity coordinators. Be a volunteer or a sponsor by sending your tax deductible check made payable to MDA and mail it to MDA c/o ERA Justin Realty Co., 118 Jackson Avenue, Rutherford, New Jersey 07070.  If you have questions on this great program for the kids, call us at (201) 939-7500.”

According to a report from the KCM real estate group, “Sixty-five is the new forty-five. With more people working beyond traditional retirement age and the advances in modern medicine, the lines between middle and late adulthood are becoming a bit blurred. What makes this relevant in the world of real estate?  As our population ages, we will see more and more organizations dedicating their marketing efforts toward the senior demographic. Not all seniors are the same.  Despite the label of senior, there are three distinct types, all three involve seniors, but they aren’t based necessarily on age. Age is not a good predictor of relocation. Instead, people generally make changes in residence based on life circumstances.

Move #1: Amenity-based:  These individuals and/or couples are seeking a certain type of lifestyle and their home is only one component of a much larger picture. When looking to sell, they are usually transferring their equity from one home to the next and can usually either pay cash or put a significant down payment towards their purchase. Depending upon employment status, they may be moving across the country for more appealing climates or seeking a place near an airport making it easier to commute. Some are moving closer to kids and grandkids, while others are moving to destination locations where the family can enjoy visiting.

Move #2: Anticipatory / Planning: As people age, they may begin to experience changes in personal health status or become the caregiver of a spouse requiring additional care. When this occurs, people may find their current home unmanageable or no longer suited for their current situation. Moving means simplifying and making preparations for future care needs and support. With this type of move, seniors are typically looking to buy a property with minimal maintenance, accessibility features, and in close proximity to quality healthcare.

Move #3: Needs-based:  While most people intend to live independently, unfortunately, this reality isn’t always possible. As health declines to the point where more support is needed than can be provided for within the person’s home and community, relocation is necessary. This move may involve selling the personal residence and relocating to a senior living community with one floor ease."

Vick and Zembryski concluded, "We are knowledgeable, focused and have working relationships with varied over 55 communities in New Jersey and will be pleased to provide you with introductions to these communities, share their amenities and provide private showings to locate a specific community and house, villa or condominium that will suit your needs. By reaching out to us, the arduous task of locating the perfect community can be streamlined. There is a difference in real estate companies. We ask buyers and sellers to compare.  Our philosophy includes exceeding expectations of what a Senior Real Estate Specialist is about.  We don’t offer just real estate basics; we are as comprehensive as possible. In that way we know that our buyers and sellers will hold us in the highest regard as we create a successful transaction for you."

ERA Justin's Fara Espandi Reports On Recommended Work Before Selling

Fara Espandi, an ERA Justin Realty continuing Leadership Circle award recipient says, “First impressions are important when preparing to place your home on the market for sale."

ERA Justin's Fara Espandi Reports On Recommended Work Before Selling

Sellers often order pre-sale inspection reports. This inevitably raises the question of how much, if any, of the recommended work should be done before selling.  Ideally, any defect that would be hazardous to agents and buyers who preview the property during the sale process should be corrected. An example is a trip hazard that might cause someone to fall. In addition, to maximize your return from the sale, you should repair defects that adversely affect how the property looks. Buying decisions are typically determined upon a first inspection and first impressions.

Fara Espandi, an ERA Justin Realty continuing Leadership Circle award recipient says, “First impressions are important. So, if the fence or entry porch are in disrepair and look shabby, repair them. If the exterior paint is peeling, repaint and retouch as needed. You get positive results when you repair a defect and improve appearance by doing so.  For example, let's say that the wood pest (also known as termite) inspector finds damage under the linoleum in a kitchen, treat and repair. If the linoleum is worn and outdated, you'll do better on the sale if you replace the floor covering with a new, trendier one. In the course of doing this, the wood damage can be repaired. The result is that the house shows better and a defect is eliminated--two benefits for the price of one.
You certainly can't be expected to rebuild your home in order to sell it. Nor is this a sensible thing to do economically.

When structural elements are in need of repair and you haven't the time or money to repair them, it's a good idea to get repair estimates and make these estimates available to prospective buyers before they make an offer. This way, you're in control of the process and can find reliable contractors or engineers who will give you reasonable and not exorbitant estimates.

It can be unsettling to a buyer to discover that the roof is in poor condition or the foundation needs work. Most buyers will have no idea how much it will cost to make repairs. Fear of the unknown makes people anxious, which isn't a good frame of mind for someone who's trying to decide whether to buy your home.

As reported by Dian Hymer of Inman News, a pre-sale home inspector of an Oakland, Calif., home recommended that an engineer be consulted about a foundation that had settled. The seller hired an engineer who made a proposal for the repair. The cost was $20,000--not an insignificant number. But, it wasn't $40,000 or $50,000 as an inexperienced buyer might imagine.  If you choose not to make major repairs before selling, this should be reflected in your list price, especially if you have competition from other sellers.”

Ron Darby Broker added, “At ERA Justin Realty the words, There is a difference in real estate companies is more than a phrase.  We live it every day.  Because of our daily priorities, we proudly received the prestigious ERA world-wide Commitment to Excellence Award, from ERA corporate.  All across the nation, the most sought award that can be achieved in business is the J.D. Power & Associates award.  Only outstanding business entities are honored and receive it.  ERA Real Estate was the past recipient of Highest Satisfaction for First Time Home Buyers and Sellers Among Full Service Real Estate Firms.  For these reasons ERA Justin Realty should be your buying and selling Realtor of choice.”

ERA Justin Realty's Rosemarie Zembryski, Lee Schilare and Cathy Vick put the finishing touches on their Kip Center Charlie Brown's Karaoke Christmas submission to assist in their fundraising activities.

ERA Justin Realty Participates in Kip Center Holiday Festival

Rutherford:  It was just fall, but within a wink and a blink a chill is now in the air, the malls are all decked out with holiday displays, shoppers are out and about and it’s also beginning to look a lot like Christmas at Rutherford’s Kip Center, the areas recreation and nutritional citizen center, where area residents enjoy daily activities and lunch programs. Holiday trees, decorative wreaths have brought much cheer to the Kip Center located at 55 Kip Avenue for its annual Festival of Trees and Wreaths, as well as much needed donations.

Holiday displays abound with participants who were as busy as holiday elves getting ready for the upcoming Kip Center drawing, when dozens of decorated trees and wreaths will be given to winners through their annual holiday drawing. The event helps raise needed donations used to fund the varied activities at the center.

Assisting in creating holiday cheer with the 2015 ERA Justin Realty Charlie Brown's Karaoke Christmas  are Realtor salespersons Rosemarie Zembryski, Lee Schilare and Cathy Vick who are the firm’s coordinators for the 2015 charitable event and recently presented the unique Charlie Brown theme  designed with special selected Karaoke Grand Piano, distinctive Christmas Tree and much love.

They said, "Our submission is our effort to help make a difference for the Kip Center and our community. In order to reach a wide range of individuals and spread our spirit, we dedicate our time to a wide range of charities. We feel that one person making a difference to another can lead to many people making a difference in society. We all have the opportunity to help create positive change. You might not be able to change the entire world, but at least you can change a small part of it, for someone. Our focus is to help bring financial benefits to the Kip Center seniors. We’re happy to report that our past entries have been cited by the Kip Center as ‘Most Creative In the Business Category,’ for past years and ERA Justin Realty again is hopeful for mention in 2015.

Ron Darby, ERA Justin Realty broker co-owner said,  "Tis the season for giving. By helping the Kip Center raise money with ERA Justin Realty’s donation of our holiday wreath and others you are helping that one or many in the community. Stop by the Kip Center for a chance to win!  It's always a win-win situation locally and you will be helping our area seniors immensely. Contact the Kip Center for details on their charitable drawing."

ERA Justin Realty: Tips on Dressing and Pricing Your House For Strong Showings

Adrian Tridel and Michelle Korosy, two top teammates and real estate working partners at ERA Justin Realty share tips on first impressions as well as information for pricing your house correctly when readying for a sale.

ERA Justin Realty: Tips on Dressing and Pricing Your House For Strong Showings

As important a landmark as buying a home is in people’s lives, you’d be surprised at how much of it can turn on snap decisions. If you’re selling a house you’ll have to put careful thought into customers’ first impressions, because many sales will be made or lost before they reach the front door – or as soon as they walk through it.  Michelle Korosy and Adrian Tridel, two top teammates and real estate working partners share tips as well as information for pricing your house correctly when readying for a sale.

ERA Justin Realty’s Korosy offers a menu of possible ‘first impression’ areas that an owner may want to consider. “First consider curb appeal – the feeling customers get from the upkeep of the house and grounds, and how comfortable this makes them imagining themselves as a resident. You want to do everything you can to make them see your house as their house, both outside and in.  A new paint job is an investment that could be considered if it more than pays for itself, and neat landscaping – trimmed shrubs, new flowers – puts your prospective buyers in just the right frame of mind. Inside, kitchens and bathrooms should be in sparkling condition – these rooms are known to be what makes up many home-seekers’ minds. Removal of odors like pet smells and smoke will lessen distractions for customers you want focusing on your home’s possibilities, and clearing of clutter is crucial."

Tridel added, "The less belongings you have crowding your rooms and closets, the bigger the home will appear, and the easier it will be for potential buyers to envision placing their own possessions there. Put some things in storage if you need to, or hold a garage sale to help cut down on some of the build-up you were going to clear out for moving anyway. For buyers picturing themselves in your home, it’s also good to present the house in as general taste as possible – personal memorabilia, collectibles, and eccentric wall colors and furnishings should go out with the clutter. Repainting rooms in a neutral white also helps convey the sense of spaciousness.  Clean windows, fresh flowers, and other small details with big impact – they’re what you want to remember. From major improvements to subtle touches that tip the scales in your favor, the features of a house that we often take for granted can be the ones that determine your home selling success. According to the National Association of Realtors®, curb appeal alone accounts for half of all home sales.”

Korosy continued, “A little effort now saves you a lengthy process later. First impressions will expedite the sale and securing the services of a qualified Realtor® will make it all the surer. One of our ERA Justin Realty real estate professionals can guide you in all the above matters and more, from supplying a checklist of presentation tips, to recommending affordable painting contractors from his or her industry connections, to helping you rearrange the furniture. Whatever it takes, we can give you confidence that, for some buyer soon, the showing of your home will be love at first sight.  We also will provide a current home market analysis  (CMA) with information in determining the true value of a house and the right asking price. In the end, however, the homeowner should decide on a price that he or she feels is competitive and consistent with the price at which other houses in the area have sold. Our CMA report for our Sellers is truly comprehensive in all aspects.  Complete with color photos and detailed information, it make pricing easier for those planning a sale.  Truly, there is a difference in real estate companies, and our details will make the difference. We ask Buyers and Sellers to compare.  We believe that in order to exceed expectations of what ERA Justin Realty is about, we don’t offer just real estate basics, we try to be as comprehensive as possible.  In that way, we know that our Buyers and Sellers will hold us all in the highest regard.”
