Selling Your House “As Is”

Whether you own a house that needs repair, an investment property that is out of town, a home you inherited, or just don’t have the time or money to make the needed repairs, you may be asking if you can sell it “as is”.   Selling “as is” can make it easier for you to sell your home quickly and avoid the hassle of expensive repairs, but it does have some drawbacks.

Cathy Vick, seasoned Sales Associate with ERA Justin Realty shares her thoughts of selling a home in “as is” condition. She states, “When a home is being sold “as-is”, it means the homeowner is selling the home in its current condition with no intention of making repairs or improvements before the sale”. This can potentially save the seller time, effort, and money. Cathy continues, “If you have inherited the home, chances are you have very little idea what may be wrong with the house.  You probably don’t know what repairs it actually needs.  Selling ‘as is’ frees you from the worry of problems potential buyers may ask you to repair.” There are a few things you need to keep in mind when getting this type of home ready for the market.

Realistic Pricing
Once you have a realistic sense of how much repairs will cost, you can start to focus on pricing. A seasoned Realtor, such as Cathy, can give you a good idea of what the fair market value of your home is if it were in good shape. By using this number in conjunction with the cost of repairs you will be able to come up with a listing price that is attractive to both regular home buyers as well as investors.

Fill Out a Seller’s Disclosure 
Selling a home in as-is condition because of repair costs, however, does not relieve the seller of their responsibility to disclose any important information about the condition of the home. Any problems the seller knows about needs to be disclosed and failing to do so could cause serious problems later down the road. A real estate agent will work with you on a seller’s disclosure document to outline any problems that exists with the home. This includes everything from previous water damage to foundation issues or boundary issues. In addition, any issues with hazardous materials like Lead-Based Paint and Asbestos need to be disclosed. If the buyer feels the seller was hiding material facts about the condition of the property, they could sue for damages. 

Negotiation
Selling “as-is” does not mean the buyer can’t re-negotiate the price and as long as there is an inspection clause in the contract, the buyer can get out if the repairs are too costly. The buyer has three options after the inspection: 1) Close at the agreed-upon price; 2) Cancel the contract; or 3) Re-negotiate with the seller for a lower price. The as-is seller can hold their ground and refuse to renegotiate the price or terms of the sale but this whole process can take weeks.

1. Get Pre-Approved for a Mortgage Before You Start Your Search

When it comes to your home, first impressions are everything. Buyers will drive by and make an instant decision on whether they want to step inside. The exterior of your home, in conjunction with the landscaping, has the ability to make or break the first appearance. Just as important as accessories are to completing an outfit, the perfect front door can instantly increase the curb appeal of your home.

Cathy Vick, ERA Justin Realtor agent, with years experience, said, “To gain the viewpoint of the potential Buyer, walk across from the front of your home and give it a critical look. Is there something that is less than appealing? Does it look neat, clean and most of all, inviting? Take notes and decide where your improvement dollars might be best spent. Whether you replace your front door, or spruce up the one you now have, the improvement will be noticeable. You will get your share of positive comments from friends and neighbors about how handsome the house looks. Red, purple, or green front doors are not uncommon today. The door is a relatively small space, considering the expanse of the front of most homes, so you can choose an unconventional color for the door and not have it overwhelm the facade. And because of the small area of the door, it can be easily repainted if you change your mind. Some experts have reported that a yellow door adds immediate impact and clearly says, 'Welcome.' If you have a solid wood door, consider refinishing it. If the wood is particularly beautiful or interesting, you can simply oil or seal it to show off the grain. Talk to someone at the paint store about the best way to enhance the appearance of your wood door and protect it against the elements. You can also freshen up the entrance by polishing or replacing the hardware on the door.”

Cathy continued, “Steel and fiberglass top the list of popular door choices, but wood doors continue to do well. Wood surfaces must be refinished and varnished every few years. Oak is an excellent wood for a front door but is very hard and does not accept paint well. Keep this in mind should you decide to paint it later on. Consider whether your home is stucco or brick, and note the interesting architectural details. Your front door should enhance the existing elements, not compete with them. Newer homes with cleaner exterior lines can take on an elaborate door. New stock doors give you dozens of options, while a custom door is often the focal point of the property. Whether you paint, refinish, or replace the door, freshening up the entrance is sure to enhance your home's curb appeal.”

Cathy Vick and Rosemarie Zembryski, Realtor salespersons with ERA Justin Realty have been awarded the Seniors Real Estate Specialist (SRES) designation by the Seniors Real Estate Specialist Council of the National Association of Realtors (NAR) the world's largest association of real estate professionals focusing and specifically representing senior clients in real estate transactions.

They join more than 16,000 real estate professionals in North America who have earned the SRES designation. Both were required to successfully complete comprehensive training in understanding the needs, considerations and goals of real estate buyers and sellers aged 55 and older. NAR, "The Voice for Real Estate," is America's largest trade association, representing more than 1.3 million members in all aspects of residential and commercial real estate industries.

Cathy Vick had been selected as the RealSource Association Realtor of the year.  She was singly awarded from the association’s 3,300 membership. Age is not a good predictor of relocation. Instead, people generally make changes in residence based on life circumstances.

Move #1: Amenity-based:  These individuals and/or couples are seeking a certain type of lifestyle and their home is only one component of a much larger picture. When looking to sell, they are usually transferring their equity from one home to the next and can usually either pay cash or put a significant down payment towards their purchase. Depending upon employment status, they may be moving across the country for more appealing climates or seeking a place near an airport making it easier to commute. Some are moving closer to kids and grandkids, while others are moving to destination locations where the family can enjoy visiting.

Move #2: Anticipatory / Planning: As people age, they may begin to experience changes in personal health status or become the caregiver of a spouse requiring additional care. When this occurs, people may find their current home unmanageable or no longer suited for their current situation. Moving means simplifying and making preparations for future care needs and support. With this type of move, seniors are typically looking to buy a property with minimal maintenance, accessibility features, and in close proximity to quality healthcare.

Move #3: Needs-based:  While most people intend to live independently, unfortunately, this reality isn’t always possible. As health declines to the point where more support is needed than can be provided for within the person’s home and community, relocation is necessary. This move may involve selling the personal residence and relocating to a senior living community with one floor ease."

Rutherford:  It was just fall, but within a wink and a blink a chill is now in the air, the malls are all decked out with holiday displays, shoppers are out and about and it’s also beginning to look a lot like Christmas at Rutherford’s Kip Center, the areas recreation and nutritional citizen center, where area residents enjoy daily activities and lunch programs. Holiday trees, decorative wreaths have brought much cheer to the Kip Center located at 55 Kip Avenue for its annual Festival of Trees and Wreaths, as well as much needed donations.
 
Holiday displays abound with participants who were as busy as holiday elves getting ready for the upcoming Kip Center drawing, when dozens of decorated trees and wreaths will be given to winners through their annual holiday drawing. The event helps raise needed donations used to fund the varied activities at the center.
 
Assisting in creating holiday cheer with the 2015 ERA Justin Realty Charlie Brown's Karaoke Christmas  are Realtor salespersons Rosemarie Zembryski, Lee Schilare and Cathy Vick who are the firm’s coordinators for the 2015 charitable event and recently presented the unique Charlie Brown theme  designed with special selected Karaoke Grand Piano, distinctive Christmas Tree and much love.
 
They said, "Our submission is our effort to help make a difference for the Kip Center and our community. In order to reach a wide range of individuals and spread our spirit, we dedicate our time to a wide range of charities.
