How Much Home Can You Afford?

When looking for a new home,  the first question most people ask is -- how much can I afford?  But price is just one of the things that impacts the purchase -- it’s important to also look at the overall coast in the long run.   A major factor determining this is your mortgage rate.

“Mortgage rates play a huge factor in determining how much you can afford to pay.  Today’s low rates are off-setting rising home prices, because it’s less expensive to borrow money,” explains Lee Shilare, a REALTOR with ERA Justin Realty.  “The lower your interest rate the more you can save over the life of your home loan.”

According to Mortgage News Daily, home ownership is the most affordable it’s been since 2016.  Those shopping for a home can afford 10 percent more home than they could have one year ago while keeping their monthly payment unchanged.   This translates into nearly $32,000 more buying power.

How To Determine What You Can Afford

“Key factors in calculating affordability are  your monthly income; cash reserves to cover your down payment and closing costs; your monthly expenses;  and your credit profile,” says Lee.

Income –  your salary any/or returns from investments. Your income helps establish a baseline for what you can afford to pay every month.

Cash reserves – Savings, investments or other sources you can use for a down payment and closing costs.

Debt and expenses – credit cards, car payments, student loans, groceries, utilities, insurance, etc.

Credit profile – Your credit score plus the amount of debt you owe are influential in how much money a lender will approve you to borrow and the mortgage interest rate you’ll earn.

The energy-efficient home is moving from the horizons of futuristic planners to the agenda of current homeowners, another in a series of articles from ERA Justin Realty, the company that shows their Buyers and Sellers, “There is a difference in real estate companies.”

Libra 'Lee' Schilare and Danny Simone a leading real estate team with the firm, offered, “It’s not so much a matter of newer technologies, though alternate energy sources like solar and geothermal are making considerable inroads in the modern home. It’s more a matter of improvements on very familiar furnishings and appliances.   Simply put, these options save by losing less.

It may be well worth it to give your home an efficiency upgrade. First, what needs fixing. To identify problem areas, contact a qualified professional and get an energy audit of your home. Similar troubles come from inadequately sealed duct joints and otherwise inefficient, older heating and cooling systems. All can be repaired or replaced.

Even conventional systems such as ventilation can release enough heat from your home to cost a fortune in unnecessary bills. Upgrading these systems can pay for itself, and later pay off as an attractive resale value when possible buyers of your home want to benefit from this form of savings. 

And when you’re ready to go from finding the problem to fixing it, the government doesn’t just supply the bad news, it provides some solutions, as well. The EPA’s Energy Star rating has appeared on numerous products, identifying efficient appliances and other home furnishings that enable vast savings. Energy Star central air conditioners can save possibly 20 percent on cooling bills. 

Studies have shown the resale advantages of homes with lower energy costs. Look for such solutions, and buyers will be more likely to look into your home. Your utility bills, Energy Star fact sheets and other documentation can be attractive proof to present to prospective buyers.

In the short term, you can save on some of these improvements even as they may enhance your home’s value. Rutherford:  It was just fall, but within a wink and a blink a chill is now in the air, the malls are all decked out with holiday displays, shoppers are out and about and it’s also beginning to look a lot like Christmas at Rutherford’s Kip Center, the areas recreation and nutritional citizen center, where area residents enjoy daily activities and lunch programs. Holiday trees, decorative wreaths have brought much cheer to the Kip Center located at 55 Kip Avenue for its annual Festival of Trees and Wreaths, as well as much needed donations.
 
Holiday displays abound with participants who were as busy as holiday elves getting ready for the upcoming Kip Center drawing, when dozens of decorated trees and wreaths will be given to winners through their annual holiday drawing. The event helps raise needed donations used to fund the varied activities at the center.
 
Assisting in creating holiday cheer with the 2015 ERA Justin Realty Charlie Brown's Karaoke Christmas  are Realtor salespersons Rosemarie Zembryski, Lee Schilare and Cathy Vick who are the firm’s coordinators for the 2015 charitable event and recently presented the unique Charlie Brown theme  designed with special selected Karaoke Grand Piano, distinctive Christmas Tree and much love.
 
They said, "Our submission is our effort to help make a difference for the Kip Center and our community. In order to reach a wide range of individuals and spread our spirit, we dedicate our time to a wide range of charities. We feel that one person making a difference to another can lead to many people making a difference in society. We all have the opportunity to help create positive change. You might not be able to change the entire world, but at least you can change a small part of it, for someone. Our focus is to help bring financial benefits to the Kip Center seniors. We’re happy to report that our past entries have been cited by the Kip Center as ‘Most Creative In the Business Category,’ for past years and ERA Justin Realty again is hopeful for mention in 2015.

ERA Justin Realtors Send Youngsters to MDA Summer Camp

Since 1955, MDA has built bridges and knocked down barriers for youngsters with neuromuscular diseases by providing an unforgettable week at MDA summer camp, in part this summer through the efforts of the ERA Justin Realty teammates who are pictured and others, Glenn Elliot, Michelle Korosy, Jennifer Darby Metzger, Lee Schilare, Danny Simone and Ron Darby. All were recently invited to attend the MDA VIP Summer Camp day to be with the kids.

Ron Darby, Broker Co-owner and ERA MDA Chairman for New Jersey for sixteen years said, “It has been the focus of our entire staff of agents to raise tax deductible donations to send as many children to MDA summer camp as possible. We reached out to all of the business firms and individuals we transact business with throughout the year to send in their donations large and small.  Donations were pooled in an effort to send children to the  MDA summer camp for a week.  In the past we had focused on raising funds for MDA research, but we now focus to give these children an immediate positive experience.  Due to the untiring efforts of our staff and those who donated, the MDA youngsters are enjoying a week in the country in a structured environment to fit their abilities.

Our ERA Justin Realty team of over 30 never stopped until our summer goal for our MDA youngsters was met. Additionally, we chair the ERA Brokers of  NJ fundraising. In total, by year end we hope to achieve collective totals approaching $25,000.

Each year MDA supports nearly 90 summer camps across the country. Whether in Alaska or Hawaii, in California or New Jersey, at MDA camp barriers simply don’t exist. A child with a disability can just be a child among friends. MDA camp is a magical place offering a wide range of activities specially designed for young people who have limited mobility or use wheelchairs. MDA camp programs, although structured, are conducted in a relaxed atmosphere that gives campers an unmatched opportunity to develop lifelong friendships, share interests and build self-confidence. Activities range from outdoor sports such as swimming, boating, baseball and horseback riding to less physically demanding programs like arts and crafts and talent shows. Thousands of youngsters attend MDA camp each year at no cost to their families.
