ERA JUSTIN REALTY SHARES FIRST IMPRESSION TIPS FOR SELLING

ERA JUSTIN REALTY SHARES FIRST IMPRESSION TIPS FOR SELLING

When it comes to your home, first impressions are everything. Buyers will drive by and make an instant decision on whether they want to step inside. The exterior of your home, in conjunction with the landscaping, has the ability to make or break the first appearance. Just as important as accessories are to completing an outfit, the perfect front door can instantly increase the curb appeal of your home.

Ron Darby, ERA Justin Realty Broker Co-owner, with forty-eight years of experience, said, “To gain the viewpoint of the potential Buyer, walk across from the front of your home and give it a critical look. Is there something that is less than appealing? Does it look neat, clean and most of all, inviting? Take notes and decide where your improvement dollars might be best spent. Whether you replace your front door, or spruce up the one you now have, the improvement will be noticeable. You will get your share of positive comments from friends and neighbors about how handsome the house looks.  Depending on your home's exterior finishing, you might consider painting the door a color that complements the color of the trim, rather than matching it. Consult a color wheel, and consider the colors located adjacent to the trim color, or directly opposite. The door is a relatively small space, considering the expanse of the front of most homes, so you can choose an unconventional color for the door and not have it overwhelm the facade. And because of the small area of the door, it can be easily repainted if you change your mind.  If you have a solid wood door, consider refinishing it. If the wood is particularly beautiful or interesting, you can simply oil or seal it to show off the grain. Talk to someone at the paint store about the best way to enhance the appearance of your wood door and protect it against the elements.  You can also freshen up the entrance by polishing or replacing the hardware on the door. If the doorknob, lock, and kick plate are shabby, buy new ones.”

Darby continued, “Fiberglass doors are popular for special orders. Fiberglass doors do not dent or chip, and are impervious to the weather. Steel and fiberglass top the list of popular door choices, but wood doors continue to do well. Wood surfaces must be refinished and varnished every few years, depending on how much they are exposed to the elements. Mahogany is a popular choice, especially in wet or humid climates, because it does not expand or contract much. Oak is an excellent wood for a front door but is very hard and does not accept paint well. Keep this in mind should you decide to paint it later on. Consider whether your home is stucco  or brick, and note the interesting architectural details. Your front door should enhance the existing elements, not compete with them. Newer homes with cleaner exterior lines can take on an elaborate door, though the design should be in keeping with the home's size and style. New stock doors give you dozens of options, while a custom door is often the focal point of the property. Whether you paint, refinish, or replace the door, freshening up the entrance is sure to enhance your home's curb appeal.”

Jennifer Darby Metzger ERA Justin Broker Co-owner suggested, “While making a Comparative Market Analysis (CMA) report for our Sellers, a comprehensive report in all aspects, we can make some first impression suggestions.  It is complete with color photos and detailed information, and can make pricing easier for those planning a sale.  Truly, there is a difference in real estate companies, and our details will make the difference. We ask Buyers and Sellers to compare.  We believe that in order to exceed expectations of what ERA Justin Realty is about, we don’t offer just real estate basics, we try to be as comprehensive as possible.  In that way, we know that our Buyers and Sellers will hold us all in the highest regard.”

ERA Justin Realty proudly received the prestigious ERA ‘Commitment to Excellence Award’, a premier ERA real estate firm award from approximately 30,000 ERA brokers and agents.  All across the nation, the most sought award that can be achieved in business is the ‘J.D. For our Communities, ERA Justin Realty Partners with Local Farms

For our Communities, ERA Justin Realty Partners with Local Farms

Today everyone has very busy lives. Running here and there, driven by the demands of technology and wanting instant communication, gratification, results and fast foods. We at ERA Justin Realty thought it was time to take a deep breath, reflect on quieter times and bring back our efforts to give back to our communities. Beginning our veggies program several years ago, its popularity has grown each year and 2016 will again prove great success for our communities.

"Our agents wanted to do their share and create a way that our families could eat healthy while helping our friends and neighbors in our communities do the same, said office coordinator, Michelle Korosy.

Jennifer Darby Metzger, broker co-owner added, "We are very proud to create our CSA (Community Supported Agriculture) partnership. It's good for us and our area farms!

ERA Justin Realty of Rutherford, New Jersey has partnered with a local farm to bring fresh produce to our local communities. You’ve heard of the benefits of  buying local. Now we’re offering a great way to enjoy fruits and vegetables grown right here in New Jersey and have the opportunity to make an investment in these locally grown foods, which in turn helps to keep New Jersey green!"

Michelle Korosy continues to coordinate the Community Supported Agriculture program at ERA Justin Realty, which serves as the pick-up location. CSA programs are run by local farms and involve consumers purchasing a share of the season's harvest. Once a week for several dozen weeks, the farm will drop off bushels of fresh veggies and to our office.

Korosy and Metzger liked the idea and wanted to bring the farm to Rutherford. With several dozen members signed up for this season, Korosy said the program has become so popular they need to turn people away because they simply do not have the space to store the fruits and veggies at their office. By mid-summer, Korosy said the shares are huge. Justin Realty subscribes to Alstede Farms in Chester.

Korosy added, "We at ERA Justin believe in doing our part to help our communities stay healthy. We also are dedicated in helping support our local economy. Money spent with local farmers and growers all stays close to home, working to build our local economy instead of  being handed over to a corporation in another city, state, or country. Since the food moves through fewer hands, more of the money you spend tends to get to the people growing it. We are excited and we hope you are too! Here's to a healthy 2016 season!"

For information on this exciting new path and to learn more details and find answers to your questions, simply go to ERAFresh.org. You may also reach Jennifer Darby Metzger or Michelle Korosy the ERA Fresh CSA's coordinators at ERA Justin Realty at (201) 939-7500.

Over 55 Adult Communities Have Strong Appeal for Today's Mature Consumer

Over 55 Adult Communities Have Strong Appeal for Today's Mature Consumer

ERA Justin Realty's Cathy Vick and Rosemarie Zembryski recently discussed mature consumers and their opinions toward real estate and the home buying and selling process. Men and women aged 50 years and older determine that  many clearly identify the single-family home as their preferred residence of choice. Many are considering a move. Of those who plan to move, a majority are looking to purchase a single-family home, condo or townhouse with an over 55 adult community being a great option. Vick and Zembryski are known to many as experts in New Jersey over 55 adult communities. They are involved and have had a banner year  coming to the aid of adults who have purchased in Northern New Jersey 55 adult communities through them.

Vick said, "Reach out to either Rosemarie or myself and we will assist you in a variety of housing and amenities found in the communities we serve. Many we serve cite retirement as one of the reasons for buying a new home in one of our communities.  Other motivating factors include a desire to downsize, lower taxes, proximity to friends and family and affordability. Predictably, a percentage of seniors factored health concerns into their decision to move from their larger primary home to one of our over 55 adult communities."

“The mature consumer continues to be an extremely influential group with very specific wants and needs,” said Zembryski. “We are continually working to deliver targeted services and resources that are tailored to the specific needs of 50-plus homebuyers and sellers. It’s part of our effort to be the real estate company of choice among active adults.”

Vick continued, "While some mature consumers report being comfortable searching for a new home on the Internet, when queried about how they would choose a real estate agent they indicate that they would rely more a recommendation and we have nearly 800 recommendations and reviews from our very satisfied buyers and sellers. We will be pleased to meet with you to discuss your housing needs."

Zembryski concluded, "Since beginning in business in 1950, ERA Justin Realty has been responsible for thousands of purchases and sales. Today, we are also responsible for strong purchases and sales in many New Jersey over 50 adult communities. Residential real estate and 66 years experience in developing consumer-oriented products and services is what our firm does every day. ERA Real Estate has earned the prestigious J.D. Power and Associates Award for Highest Overall Satisfaction For First Time Home Sellers Among National Full Service Real Estate Firms. The ERA real estate network includes more than 30,000 brokers and sales associates  throughout the United States and other countries and territories.
