ERA JUSTIN REALTY PROVIDES INSIGHT ON SELLING YOUR HOUSE VACANT

Ron Darby, broker co-owner of ERA Justin Realty since the 1980's has been active in real estate since 1967. His expertise in real estate has brought thousands of transactions to the firm processed by his agents. He has been known as mentor to many, who  have grown to major success status as multimillion dollar owners of their own firms and he has been responsible for the growth of ERA Justin Realty to "Top 100" status throughout the ERA real estate system globally and all across America,

ERA JUSTIN REALTY PROVIDES INSIGHT ON SELLING YOUR HOUSE VACANT

One of the first things you should do if you're thinking about selling is to walk through your home and examine it with a critical eye. Imagine yourself as a buyer to make a mental note of the possible imperfections you've overlooked for years. The drapes may be faded from years of sun exposure. If you have children or pets, the interior doors and baseboards may be nicked and need paint. The floors might look worn. It may strike you that the place needs so much work that you ought to move out and do a fresh coat of paint, redo the floors and sell the house vacant. Possibly an over dramatization, but pros and cons to think about.

Ron Darby, ERA Justin Realty Broker co-owner suggests, “Painting and floor refurbishing are sometimes good ideas. Renewing the interior surfaces of your home when you sell may be one of the most cost-effective improvements you can make to increase your net proceeds. Buyers typically pay more for homes that are in move-in condition. The main reason for this is that first impressions play a big part in selling homes. When buyers walk into a home that looks bright, inviting and comfortable, they feel good. When most buyers walk into a vacant home, they feel that something is missing. Many people have a hard time imagining what a vacant home will look like when it's furnished. For these buyers, a vacant house poses a problem. They walk into an empty living room and start worrying about how they'd furnish it.”

He continued, “A strategically furnished house creates a more pleasurable viewing experience and eases the process of buying. Granted, some buyers, such as architects and designers, have the ability to conceptualize in three-dimension. Some experienced buyers have moved so many times that they've developed the knack of visualizing their furniture in an empty space. But, you are likely to sell your home for more money if you can appeal to the entire pool of prospective buyers, not just those who have a particular expertise. You can certainly sell your home vacant but as a second choice. The question is how much more could you sell your home for if it was attractively furnished?”

Dian Hymer, author of "House Hunting, The Take-Along Workbook for Home Buyers" and"Starting Out, The Complete Home Buyer's Guide, wrote, “A listing in the Oakland Hills (Calif.) was put on the market. It had a great view, but was vacant. It did not sell on the market during a time when all well-priced listings in the area were selling. The listing was temporarily withdrawn from the market and staged with furniture and accessories. It was put back on the market at the same price and sold right away.”

The cost of staging your home for sale may seem prohibitive, but it needn't be. Many sellers who stage their homes for sale use their own furniture after removing extra pieces and rearranging the rest. Some draperies can be removed and often don't need to be replaced, unless they cover an unsightly or distracting outlook. For selling purposes, it's important to let in as much light as possible. It's a good idea to consult with a someone who is knowledgeable in staging homes for sale. A stager can arrange to bring in furniture if you decide that's what you need. To keep costs down, you may be able to create an inviting ambiance without furnishing your entire house or condo. The living and dining room, kitchen, family room and master bedroom are the most important places to concentrate your staging efforts.

“There is a difference in real estate companies,” Darby continued,  “Presenting consumer information, we believe, is in order to exceed sellers expectations of what ERA Justin Realty is about, as we don’t offer just the basics.    In that way, we know that our sellers will hold us in the highest regard.  Our sellers have put their thoughts in writing. We have on file for the asking, ‘What people are saying’ our report of over 700 quotes and reviews from our sellers and buyers. No other area real estate firm can offer that.  Are we proud?  Absolutely!”

ERA JUSTIN REALTY SHARES FIRST IMPRESSION TIPS FOR AUTUMN SELLING

ERA Justin Realty's Michelle Korosy's enthusiasm and attention to detail proves to be an asset for her buyers and sellers. She has a love for real estate and is well-versed with knowledge of the industry. She is very familiar with scenic design and those skills are invaluable in assisting sellers to ready their homes for prospective buyers. This experience combined with her ability and interest in architecture also makes her a knowledgeable resource for her buyers. She offers first impression tips for autumn selling.

ERA JUSTIN REALTY SHARES FIRST IMPRESSION TIPS FOR AUTUMN SELLING

When it comes to your home, first impressions are everything. Buyers will drive by and make an instant decision on whether they want to step inside. The exterior of your home, in conjunction with the landscaping, has the ability to make or break the first appearance. Just as important as accessories are to completing an outfit, the perfect front door can instantly increase the curb appeal of your home.
Michelle Korosy an ERA Justin Realtor agent, with years experience, said, “To gain the viewpoint of the potential buyer, walk across from the front of your home and give it a critical look. Is there something that is less than appealing? Does it look neat, clean and most of all, inviting? Take notes and decide where your improvement dollars might be best spent. Whether you replace your front door, or spruce up the one you now have, the improvement will be noticeable. You will get your share of positive comments from friends and neighbors about how handsome the house looks.  Depending on your home's exterior finishing, you might consider painting the door a color that complements the color of the trim, rather than matching it. Consult a color wheel, and consider the colors located adjacent to the trim color, or directly opposite. Red, purple, or green front doors are not uncommon today. The door is a relatively small space, considering the expanse of the front of most homes, so you can choose an unconventional color for the door and not have it overwhelm the facade. And because of the small area of the door, it can be easily repainted if you change your mind. Some experts have reported that a yellow door adds immediate impact and clearly says, 'Welcome.' If you have a solid wood door, consider refinishing it. If the wood is particularly beautiful or interesting, you can simply oil or seal it to show off the grain. Talk to someone at the paint store about the best way to enhance the appearance of your wood door and protect it against the elements.  You can also freshen up the entrance by polishing or replacing the hardware on the door. If the doorknob, lock, and kick plate is shabby, buy new ones. Measure what you have before you go shopping.”
Korosy continued, “Fiberglass doors are popular for special orders. Special order fiberglass doors cost more than what you would expect to pay for a steel door. Fiberglass doors do not dent or chip, and are impervious to the weather. Steel and fiberglass top the list of popular door choices, but wood doors continue to do well. Wood surfaces must be refinished and varnished every few years, depending on how much they are exposed to the elements. Mahogany is a popular choice, especially in wet or humid climates, because it does not expand or contract much. Oak is an excellent wood for a front door but is very hard and does not accept paint well. Keep this in mind should you decide to paint it later on. Consider whether your home is stucco  or brick, and note the interesting architectural details. Your front door should enhance the existing elements, not compete with them. Newer homes with cleaner exterior lines can take on an elaborate door, though the design should be in keeping with the home's size and style. New stock doors give you dozens of options, while a custom door is often the focal point of the property. Whether you paint, refinish, or replace the door, freshening up the entrance is sure to enhance your home's curb appeal.”
Ron Darby and Jennifer Darby Metzger ERA Justin broker-owners suggested, “While making a Comparative Market Analysis (CMA) report for our sellers, a comprehensive report in all aspects, we can make some first impression suggestions.  It is complete with color photos and detailed information, and can make pricing easier for those planning a sale.  Truly, there is a difference in real estate companies, and our details will make the difference. We ask buyers and sellers to compare.  We believe that in order to exceed expectations of what ERA Justin Realty is about, we don’t offer just real estate basics, we try to be as comprehensive as possible.  In that way, we know that our buyers and sellers will hold us all in the highest regard.”

Metzger concluded, "ERA Justin Realty has proudly received over 700 written reviews about our services and our publication What People are Saying is on file at our office for your review. We are proud to say, one review an honor and over 700 reviews, a tradition."

ERA JUSTIN REALTY SUGGESTIONS FOR A SMOOTH SAILING PURCHASE

ERA Justin Realty's Adrian Tridel a full service Realtor agent with the firm brings forth valued information for first-time buyers entering the real estate market and needing to locate the desired community, correct style and amenities that meet their needs.

ERA JUSTIN REALTY SUGGESTIONS FOR A SMOOTH SAILING PURCHASE

If you are contemplating the purchase of your first home, congratulations! As you probably know, buying a home is one of the biggest financial commitments you can make. It is also a process filled with emotion and excitement. To help keep you sleeping soundly, here are answers to three big questions that concern many potential first-time homebuyers, answered by ERA Justin Realtor agent, Adrian Tridel.

“Question #1: How do you decide what to look for in a home?  It’s easier than you think. Sit yourself down and list what’s important to you in a home. The purchase of every home involves making tradeoffs, so be sure to prioritize your list. One element is architectural style. Do you prefer a Colonial, a Cape Cod or a modern look? An important factor to consider is living space. How much room do you need right now, and to meet anticipated needs?  Make a list of features that must be a part of your home. Perhaps that Olympic-size pool and tennis court can be put off for another day, but you may absolutely need an eat-in kitchen now! It’s all a matter of your taste and personal style.

Question #2: Where should you begin the search?  That old real estate adage about ‘location, location, location’ aside, choosing where to live is usually determined by your personal circumstances and desires. Do you have a particular community, or even a particular block, in mind? What is it about the location of your new home that is most important to you? Do you prefer an urban, suburban or rural setting? Consider proximity to work, schools, shopping, entertainment and houses of worship. Once you've narrowed your list of potential candidates, the Internet can be an excellent tool for learning what a particular community has to offer.  We offer two search winning websites at www.ERAJustin.com andwww.ERAJustinRealty.com where you can view all of our listings with descriptions, extras offered, as well as our 1000’s of homes section where you can literally view thousands of homes currently on the market.

Question #3: How can you find financing that makes sense?  Homes have seldom been more affordable. Interest rates are lower than we've seen in decades. Innovative financing plans are available to fit a broad range of needs. Still, the last thing you want to do is start out in your first home saddled with an uncomfortable level of debt. Seeking the advice of a professional who can give you the information on financing options that match your qualifications is a big step in the right direction.  Once you've narrowed your search, talk to one of our ERA Justin Realty professionals who serve the community you'd like to call home. Our ERA Justin agents are trained to guide you through your purchase every step of the way. Our websites reach around the globe to bring up-to-date information directly to you. We can suggest loan programs and many mortgage lenders who have lending programs to meet the needs of qualified first-time homebuyers. The path to finding your first home is sure to be full of  positive twists and turns. Once you're armed with the answers to the big questions, the search can be fulfilling, and even fun!”

Tridel added, "Serving our customers and our communities through leadership and commitment is at the core of ERA Justin Realty's operating principles.  We've received The Circle of Light for Community Leadership Award and we were recognized for embracing a philosophy through community service and charitable works that greatly impact the areas where we work and live. Our team has long been committed to serving our local communities, as well as for business excellence, and we are proud. We are also celebrating our 30th anniversary with our ERA family. Our award recognizes us for the extraordinary things we do and for our communities and people in need. Throughout the entire ERA system of approximately 31,000 brokers and agents, we were the only firm to receive it when presented to us in Los Angeles."

ERA JUSTIN REVIEWS INSPECTING THE HOME INSPECTOR, A CRITICAL LOOK

Cathy Vick. a past honoree as RealSource Association of Realtors, Realtor of the year with a thirty-year relationship with ERA Justin Realty is known throughout Bergen, Passaic, Hudson and Essex Counties for her expertise in real estate sales. She has processed hundreds of purchase and sale transactions, has interfaced and coordinated hundreds of home inspections and provides important information for consumers about home inspectors.
ERA JUSTIN REVIEWS INSPECTING THE HOME INSPECTOR, A CRITICAL LOOK

“Home sellers increasingly are ordering pre-sale home inspections to make reports available for buyers to review before they make an offer. By doing so, they hope to avoid renegotiations that can occur if the buyer's inspections reveal defects that weren't disclosed to them before they made an offer,” according to Inman News report writer Dian Hymer, stated ERA Justin Realtor Cathy Vick.
Vick continued, “Knowledge is essential and depends on the reliability of the inspectors and the completeness of the reports.

Ask your ERA Justin Realtor agent for a candid opinion of an inspector's reliability. If some of your agent's past clients used an inspector, call the inspector and ask for references.  Check with friends who bought recently to see if they know the inspector and if they would use him again.

Home inspections often recommend further inspections by other professionals, such as roofers, plumbers, electricians, drainage contractors or engineers. It's hard to tell from a written report whether a further inspector recommendation is in response to something questionable that the inspector discovered or whether it's simply an attempt by the inspector to limit his liability.

Before you rely on a report, have a conversation with the inspector to find out if there are issues of serious concern that need further investigation or are just cosmetic. Unfortunately there are times that an inspection will make a potential buyer shy away from a transaction only to be sorry a short time later, wanting to reinstate the contract and to find that the house had been sold to another buyer.

In competitive markets, where overbidding is the norm, many buyers choose to rely on the sellers disclosures and forego an inspection contingency.  This may not be risky if the sellers have provided current reports from reputable inspectors and the buyers have home owning experience.

Experienced homeowners have an advantage because they can often assess how much it will cost to repair defects even if the sellers don't provide estimates. Buyers who don't fall into this category typically include an inspection contingency in their offer. There's a strategy that could improve your chances even if you end up competing with buyers who choose to waive their right to an inspection contingency. You can include an inspection contingency in your purchase offer, but also include a provision that you will pay up to a certain amount to correct defects that are uncovered that were previously unknown. This way the seller knows that you are a sincere buyer who won't back out due to minor defects that might be uncovered during your inspections.”

“There is a difference in real estate companies. We ask buyers and sellers to compare, and believe that in order to exceed expectations of what ERA Justin Realty is about, we don’t offer just real estate basics, we try to be as comprehensive as possible.  In that way, we know that our buyers and sellers will hold us all in the highest regard,” added Vick.

ERA Justin Realty is known to have received the prestigious ERA global Commitment to Excellence Award, as a premier ERA real estate firm from approximately 2,600 globally and previously received, part of ERA's most sought after award the J.D. Power & Associates Award.  Only outstanding business entities are honored and receive it.  ERA Real Estate was the recipient of the Highest Satisfaction for First Time Home Buyers Among Full Service Real Estate Firms award. For these reasons ERA Justin Realty should be your buying and selling Realtor of choice.

ERA Justin Realty Report: Real Estate Decisions and Beyond

Rosemarie Zembryski, Realtor agent with ERA Justin Realty has been awarded the Seniors Real Estate Specialist (SRES) designation by the Real Estate Specialist Council of the National Association of Realtors (NAR) the world's largest association of real estate professionals focusing and specifically representing senior clients in real estate transactions. Her aim is also for first time buyers and her list of selling results has been outstanding, having focus on tax consequences.

ERA Justin Realty Report:  Real Estate Decisions and Beyond

“If you are getting ready to move out of your longtime home into more sunshine, and have made a determination that you will not be selling your house, you can actually gift it to a child or friend but that gift will come with a few strings attached. In many countries around the world, once the parents die, the children simply move into the home and take over the master bedroom. While that progression still occurs in the United States, estate taxes, rising home values, job transfers, and the desire for a separate space and different environment have changed the use of the traditional family home. The bottom line is that the home has evolved from basic shelter to the average person's hopeful most valuable possession. It needs to be carefully protected, guarded, and even nursed along--much like the responsibilities that took place within the home itself. And the financial value is usually accompanied by priceless memories and experiences, making the family home beyond doubt the ultimate asset.”  This is information brought forth by author Tom Kelly in his book "Real Estate for Boomers and Beyond,” reported ERA Justin Realty’s Rosemarie Zembryski a Realtor agent with the firm.

Zembryski suggests, “First and foremost, your child or friend's basis in the house will be what you paid for the property, plus major improvements. Because this cost you paid years ago is probably much lower than today's increased home value, there's a chance tax will be owed on a subsequent sale. Before moving forward with what we review here, tax laws and legal consequences  continually change and our facts and figures are suggestions on how the process has worked in the past. You should review your path with your legal and tax advisers first.

Kelly’s book when written stated with terms always changing and updating, “For example, if you purchased your home in 1970 for $60,000 and it is now worth $450,000, your child's basis would be $60,000 if you chose to transfer the home to the child as a gift. Capital improvements are the cost of improvements having a useful life of more than one year. Examples include the new roof, dock, deck, remodeled bathroom, and finished basement. Generally, an expense is a capital improvement if it adds value to the property or extends its useful life. If these criteria are not met and the expenditure is considered necessary to maintain current usefulness, it is a maintenance cost."

If you are going to gift your home to an individual, it's best to offset the amount by first using your annual gift tax exclusion of $14,000 per gift. You can gift $14,000 (this amount may change, verify the current tax laws) to any one person in any year. Hence, if you and your spouse each make a gift to both your child and her spouse, you can offset it against the home's value.

Zembryski concluded, “Tax regulations do change, so take the time to check with a tax attorney or an accountant before making any moves. Be certain that goals are shared and discussed. You'll find it saves time, money and anxiety.”

ERA Justin Realty Leadership Circle Achievers Share their Knowledge

In addition to being ERA Justin Realty Leadership Circle achievers for the first half of 2014, for achievement in representing their buyers and sellers in listings and sales, Julia Dagistanli, Carol D. Calamari, Glenn Elliot, Cathy Vick, Jennifer Darby Metzger, Fara Espandi, Peggy McLaughlin and Kristen Davis know the secret to real estate success.  It's second nature for these Realtor brokers and agents who are an instrumental part of the ERA Justin Realty team.  Simply watch them day after day, month after month, year after year.  They are focused on exceeding the needs of their sellers and buyers. It becomes automatic for them through the days months and years.

They have also offered their knowledge to readers on a variety of topics.  Throughout the year topics offered in the South Bergenite, include Moving and How It Affects Children, How Renters Can Become Buyers, Dollar For Dollar Return on Renovations, Empty Nesters and Returning Children, Avoiding the Money Pit, as well as other timely articles for buyers and sellers.

Recently announced, ERA Justin Realty continues as a Top-100 ERA firm nationwide as they serve Bergen, Passaic, Hudson and Essex counties. The firm was recently singled out from over 30,000 ERA brokers and agents globally to be honored in Los Angeles where they received the ERA Circle of Light Award for their work with buyers, sellers, community and charitable efforts.

If you are considering the sale of a home and want to know the facts of the 2014 summer into fall real estate market, including current pricing, you should contact one of the Leadership Circle achievers at our firm and request a Comparative Market Analysis (CMA) at no cost or obligation to determine its true market value as well as the market forecast. Due to continuing market changes, any of our professionals will be pleased to provide a current market price analysis of your home.

In conducting a CMA, our ERA Justin Realty Leadership Circle achievers have access to a wide array of information, such as databases containing current listing and selling prices of similar homes in the neighborhood. The resulting analysis can help a homeowner understand the current market and will provide a realistic figure of the home's fair market value.  If a home is then put on the market, we can use the CMA results to help the homeowner establish a selling marketing program. The CMA information is very helpful in determining the true value of a house and the right asking price. In the end, however, the homeowner should decide on a price that he or she feels is competitive and consistent with the price at which other homes in the area have sold.

Although showing and selling real estate is a 365 day and night job for these ERA Justin Realtor professionals, their responsibilities go beyond what the public sees.  The firm has a vast resource library of important topics to share with the public.  These professionals and their brokers, Ron Darby and Jennifer Darby Metzger are always busy advising homeowners on topics that aid them in making sound real estate decisions regarding their homes.

Speaking of these achievers, “There is a difference in real estate companies,” stated Cathy Vick. “Attending on-going advanced training, seminars, round-table discussions with industry leaders and focus groups is what we continually do at our firm; much more than many other area real estate firms.  We believe, in order to exceed sellers expectations of what a Realtor professional is about, we don’t learn just the basics.  We want to learn, know and teach much more than is ever expected of us.  In that way we know that our sellers will hold us in the highest regard.  To prove that, our sellers and buyers have put their thoughts in writing. We have on file for the asking, What people are saying, our report of over 700 reviews.  No other area real estate firm can offer that.”

ERA Justin Realty Home Protection Plans Give Peace-of-Mind

ERA Justin Realtor agent Grace Tirrito, with decades of real estate experience in residential real estate sales throughout Bergen, Passaic, Hudson and Essex Counties began her career with Auteri Realty and now for years as an award winning agent with ERA Justin Realty. She shares  how home protection plans safeguard a buyer or seller from unexpected expenses when covered mechanical items break down.

ERA Justin Realty Home Protection Plans Give Peace-of-Mind

Rutherford:  Everyone has his or her own "house horror story." The Sheffield's saga began just days after they moved into their new home and continued throughout the first year. The pool pump broke, the built-in vacuum stopped working, and most devastating, the air conditioning system ceased operating on the first day of the summer heat wave. Thereafter, the Sheffield home was nicknamed  "The Money Pit."
Fortunately, the Sheffield's had the forethought to purchase a home protection plan from their ERA real estate firm, which covered all or some of the costs of repairing or replacing the broken home components.

Grace Tirrito, ERA-Justin Realtor agent said, “The Sheffield's story repeats itself thousands of times a day across the country.  It is for that reason that ERA-Justin Realty has the ERA Home Protection Plan program available for both our Buyers and Sellers.”
Grace continued, “A home protection plan safeguards a Buyer or Seller from unexpected expenses when covered mechanical items break down. The ERA Buyer Protection Plan and Seller Protection Plan are fully insured and administered by warranty services and provide replacement coverage as well as comprehensive repair of major mechanical systems and appliances such as air conditioning, heating and electrical systems, interior plumbing, built-in appliances, water heaters and accessible ductwork, subject to a small deductible per service call. Ask to see the most current plan details as the ERA Buyer Protection Plan is subject to certain terms and conditions and varies for single and multi-family homes.

For Sellers, a home protection plan adds value to their home sale and protects them at a time when they would rather not make major investments in their property. It has been reported that on average, homes listed with a warranty sell more rapidly than homes listed without a home warranty. The ERA Protection Plan goes one step further by covering the Seller for up to six months provided that the Seller agrees to purchase the plan at a nominal fee for the Buyer. It's a win-win situation for the Seller having protection in place while the house is on the market for sale.
For Buyers in New Jersey, the ERA Protection Plan provides coverage generally for a year after the purchase on resale homes and, on new homes, the second through the fifth year of ownership (a builder's warranty generally provides protection for the first year).
If one considers that the most costly purchase in life is generally one's house, a home protection plan is a small price to pay for peace of mind and to insure oneself against the unexpected.

“There is a difference in real estate companies, and our ERA Protection Plans are perfect examples. We ask Buyers and Sellers to compare.  We believe that in order to exceed expectations of what a real estate firm is about, we don’t offer just real estate basics, and we try to be as comprehensive as possible.  In that way, we know that our Buyers and Sellers will hold us all in the highest regard,” she added.

Jennifer Darby Metzger broker co-owner added, “At ERA Justin Realty the words, ‘There is a difference in real estate companies’ is more than a phrase.  We live it every day.  Because of our daily priorities, we proudly received several prestigious ERA global awards, the ‘Commitment to Excellence Award’ as well as the 'Circle of Light for Community Service" award, the only firm from approximately 31,000 ERA brokers and agents. For these reasons ERA Justin Realty has been selected by thousands of buyers and sellers as their Realtor of choice over the past 64 years. Our team would love to be your Realtor."
