These include placing light switches and thermostats low enough, and electrical outlets high enough, for anyone to reach; outfitting hallways with railings and showers with grab-bars and stools; replacing doorknobs with levers; offering ramps as well as stairs, and doorways that can accommodate wheelchairs; and minimizing falling risks through secure, low-pile carpeting.  Though there was a time when accessibility was considered an obstacle to resale value and desirability, attitudes – and demographics – have changed, and Universal Design is now considered a resale advantage. This potential extra salability can be achieved through minimal effort and expense. For instance, in many cases a room can be made wheelchair-accessible simply by changing the direction of a swinging door.

First, you'll want to figure out what needs fixing. To identify problem areas, contact a qualified professional and get an energy audit of your home. Some upgrades are simple and less expensive. For example, one common problem is insulation. The Environmental Protection Agency (EPA) says that proper ceiling insulation alone can reduce your heating bill by as much as 20 percent. Other energy draining can be solved by replacing old fixtures with more modern and efficient models. Windows, doors and skylights equipped with sealed double or triple panes also reduce heating and cooling costs, and are features for which utility companies often offer rebates. 

The EPA notes that air leakage from gaps in your home’s structure,  holes for plumbing and wiring, for instance,  accounts for 25 to 40 percent of the energy a common home uses for heating and cooling. Similar troubles come from inadequately sealed duct joints and otherwise inefficient, older heating and cooling systems.

Even conventional systems such as ventilation can release enough heat from your home to cost a fortune in unnecessary bills. Upgrading these systems can pay for itself, and later pay off as an attractive resale value when possible buyers of your home want to benefit from this form of savings. 

And when you’re ready to go from finding the problem to fixing it, the government doesn’t just supply the bad news, it provides some solutions, as well. The EPA’s Energy Star rating has appeared on numerous products, identifying efficient appliances and other home furnishings that enable vast savings. Energy Star central air conditioners can save approximately 20 percent on cooling bills. 

Studies have shown the resale advantages of homes with lower energy costs. Look for such solutions, and buyers may be more likely to look into your home. Your utility bills, Energy Star fact sheets and other documentation can be attractive proof to present to prospective buyers.

In the short term, you can save on some of these improvements even as they help enhance your home’s value. ERA Justin Realty MDA Summer Camp Bowl-a-thon for Kids

                  ERA Justin Realty MDA Summer Camp Bowl-a-thon for Kids


ERA Justin Realty works each year to send many children with Muscular Dystrophy to area summer camp for some fun in the sun while their health permits. The camp is in a structured setting for their needs.

In this effort, an ERA-MDA Bowl-a-thon to raise needed donations for the Muscular Dystrophy Association was recently held at the Wallington Lanes, Wallington, New Jersey by the Realtor agents of ERA Justin Realty Co.  The event was kicked off with success, raising over $8,000.00 which begins their effort toward raising $30,000.00 for 2013.

ERA Justin Realty co-owners Jennifer Darby, Ron Darby and Carol Darby coordinated the event with their agents and family members and was also joined by the team from ERA Suburb Realty of Scotch Plains, Union County, New Jersey.

Ron Darby, chairman for all of ERA offices throughout New Jersey with his fundraising team is coordinating the statewide fundraising event. Their check is to be presented at the national MDA Telethon on Labor Day.

Albert Rottini, one of the firms top fundraisers at ERA Justin Realty said, “We are asking for area residents to help achieve these goals for our MDA kids, whose health may permit them to be part of summer camp this year, but they may not be able to attend in future years. Each year MDA supports some 90-summer camps across the country. Whether in Alaska or Hawaii, in California or New Jersey, at MDA camp barriers simply don’t exist. A child with a disability can just be a child among friends. MDA camp is a magical place offering a wide range of activities specially designed for young people who have limited mobility or use wheelchairs. MDA camp programs, although structured, are conducted in a relaxed atmosphere that gives campers an unmatched opportunity to develop lifelong friendships, share interests and build self-confidence. Activities range from outdoor sports such as swimming, boating, baseball and horseback riding to less physically demanding programs like arts and crafts and talent shows. Thousands of youngsters attend MDA camp each year at no cost to their families.”

Moving during Spring 2013 can be a major change for all members of a family. Adult responsibilities are busy times when keeping track of all the tasks needed to make a move go smoothly. If you have children, this may be an important time to focus and keep their move in mind.

Sometimes what seems like a major disruption to grownups is viewed as an adventure to the kids. Still, changing homes can also change feelings of stability (in the case of younger children) and belonging (in the case of teens). These are special concerns for these age groups.

According to ERA Justin Realtor salesperson Daniel Jones, “The most important thing a parent can do is maintain positive routines as much as possible, to let the kids know that a big life change is normal, too. Try to keep calm about the move yourself, and your children will be more likely to follow your lead. It is advisable to be open about what’s happening and how everyone is  excited about the move.

This means keeping your kids in the loop at each stage of the move. They don’t have to get a vote, but it helps everyone for them to get increasingly use to the idea of this change. Bring them along when you look at houses, make them familiar with the new area you’re moving to, and investigate its attractions (including the athletic or extra-curricular offerings that appeal to your kids). Exploring some of this on the Internet is a good way to relate your relocation to an activity they already enjoy.

Encourage your children to express any worries, and do what you can to reassure them. If you went through similar experiences as a child, you can share how you dealt with it, if it was easy, so much the better, and if it was hard, your children will know they're not the only ones who have ever had to deal with change.  
 
Minimizing transitions and heading off family concerns are each essential to a smooth move with children. Try and arrange visits to the new school and meetings with the new teachers before the school year or semester starts. When you have more than one child, make bedroom assignments in the new house as soon as possible to avoid sibling strife (comfort, privacy and age seniority are all issues of kid politics that it is sometimes easy for grownups to forget).

Above all, be open and patient. If you pay the right attention, you will be letting your children know that, move or no move, the most important people in their life aren't going anywhere alone.”

                   ERA Justin Realty Report:  Get Ready for Spring 2013 House Repairs

“Yes, it's January, but soon we’ll be coming out of hibernation--plants, flowers, lawns, and even your home. Winter plays havoc on houses, and spring should be a time to take a walk around your house to get that spring chore list in order. Here are few additional areas to pay attention to,” according to ERA Justin Realtor, Adrian Tridel. 

ROOF VENTILATION:
Remember that ice dam on the roof last winter? Remember how hot your attic was when you went up there to check the antenna wire last summer? Proper attic ventilation can help with both those problems, and spring--while it's not too hot or too cold--is an ideal time to take care of any necessary work. Also, check the condition of existing vents to see that the screen is intact, flashings are secure and well sealed, and there are no other problems that need correcting.

SPRINKLERS:
Permanent, in-ground sprinklers are great, as long as they're properly adjusted. Run each set of sprinklers through a cycle, and watch how and where the water is hitting. Adjust or replace any sprinklers that are hitting your siding, washing out loose soil areas, spraying over foundation vents, or in any other way wetting areas on and around your house that shouldn't be getting wet.

GRADE:
Soil is also susceptible to being washed away or redistributed by heavy winter rains and melting snow. Now is the time to check and see if the grade around the outside of your home has been moved around by winter's fury, which can result in runoff getting into your basement or crawlspace, or running into neighbor's yards where it shouldn't go. Look for areas where soil seems too high or too low in relation to your home, as well as for marks on your siding, foundation, walkways, and other areas that might indicate if soil or water is in a place it shouldn't be. A 4-foot builder's level placed on a long, straight board can help you check grade and slope--redistribute soil so that for every foot horizontally you have at least 1/4 inch of fall away from the house.

CHECK YOUR HOUSE NUMBERS:
Can someone find your house easily, especially in the dark? Spring is a great time to check that your house numbers are clearly visible from the street, that they are painted a contrasting color from whatever surface they are mounted on, that they are somehow hit by exterior lighting at night, and that they are not obscured by overgrown foliage.

FENCES AND GATES:
Fence posts are especially susceptible to ground water saturation, and will loosen up and tilt if the soil around them gets soaked too deeply. Check fence posts in various areas by wiggling them to see how solidly embedded they are. If any are loose, wait until the surrounding soil has dried out from winter's rains, then excavate around the bottom of the posts and pour additional concrete to stabilize them.  

SMOKE DETECTORS:
As always when it's time to change the clocks, you want to check your smoke detectors. Replace the batteries, clean the covers, and test the detector's operation before it's too late. If you have gas-fired appliances in the house, including a water heater, now is also a great time to consider adding a carbon monoxide detector, which are inexpensive and easy to install, and are available at most home centers and other retailers of electrical parts and supplies.

Tridel concluded, “If you are not personally handy, there are listings under handyman in many of the local newspapers who advertise for jobs big and small.  You may want to phone more than one, ask and check their references for work they've done for other homeowners before making your hiring decision.”
