ERA Justin Realty Offers Online Video Property Tours

ERA Justin Realty Offers Online Video Property Tours

Cathy Vick known throughout Bergen, Passaic, Hudson and Essex Counties for her expertise in real estate sales reviews one of the technology advances offered by ERA Justin Realty which enables consumers to view ERA Justin Realty property listings through an online video tour, making home buying and selling easier.

Considered by many to be a technology leader in the real estate industry and an  'ERA Top-100' real estate firm nationwide, ERA Justin Realty features video tours in today's fast-paced and technologically advanced real estate market.  Video tours offer home sellers advantages similar to viewing a 24-hour a day, seven-day a week open house, at the home buyers convenience.

Vick said, “Our video tours include multi-scene views of the interiors and exteriors of ERA Justin listed properties. Online visitors can tour properties at any hour from their home, office, or from anywhere in the world. The expectations of today's real estate home buyers and sellers are high, and as millions of viewers use the internet to look for a home, it is critical to have the best tools to promote our listings online. Video tours help potential buyers view a property's attributes so much better than just a text description or a single photo of a house; for example, consumers can possibly view what is on the other side of the street and next door. ERA Justin Realty offers this additional service to each of our sellers on every listing that we market for sale.  When we post a video tour, it is available on our websites, www.ERAJustin.com, www.ERAJustinRealty.com as well as www.Realtor.com and many others from which we market our seller’s homes. Thousands  of area sellers have selected ERA Justin Realty as their Realtor of choice each year since 1950.  We work to exceed their expectations and that makes us truly proud.”

Continuing, she said, “Online video tours also increase a listing's exposure to potential buyers.  More exposure means more pre-approved buyers to potentially see each listing.  More exposure potentially brings more buying contracts to be considered, giving each seller a better opportunity to sell their house at a potential higher price. Buyers who view video tours are strong prospects.  There is no cost to our sellers for this added value service.”

Buyers and Sellers interested in learning more about ERA Justin Realty’s online video tours can reach any of the ERA Justin Realty sales professionals who will be pleased to provide extensive details.

Continuing, Vick said, “Because of our daily priorities, we've proudly received on numerous occasions the prestigious ERA world-wide  Commitment to Excellence Award’from approximately 30,000 ERA brokers and agents.  All across the nation, the one of the strongest awards that can be achieved in business is the ‘J.D. Power & Associates’award.  Only outstanding business entities are honored and receive it. ERA Real Estate was the recipient of ‘Highest Satisfaction for First Time Home Buyers Among Full Service Real Estate Firms.’ Award.  For these reasons ERA Justin Realty should be your buying and selling Realtor of choice.”

She then concluded,  “All of our ERA Justin Realty full service Realtors can be reached at either of their two Rutherford offices at 118 Jackson Avenue and 57 Park Avenue. By office phone (201) 939-7500, (201) 438-0588 or (201) 438-SOLD. Also view 1000's of homes at our website at www.ERAJustin.com and www.ERAJustinRealty.com."

ERA-JUSTIN ACHIEVERS POINT WAY TO SPRING AND SUMMER SALES

ERA-JUSTIN ACHIEVERS POINT WAY
TO SPRING AND SUMMER SALES

Flowers blooming, lawns greening, leaves on the trees and ERA Justin Realty with strong real estate listings and sales. This is the time when families focus on real estate, but the first question asked is, “How do I price my house?”

Ask the ERA Justin Realty first quarter 2016 award achievers Cathy Vick, Peggy McLaughlin, Fara Espandi, Carol Calamari, Julia Dagistanli and the answer you will most likely hear over and over again is realistically. These Leadership Circle achievers will provide a complimentary Comparative Market Analysis (CMA) so you will have the answers to your real estate questions.

"If you are thinking of selling your home in the near future and want to know how much it may sell for, then contact a real estate sales professional at our firm and request a Comparative Market Analysis (CMA) to determine its fair market value,” recommends both Vick and McLaughlin.

“The fair market value of a house is the highest price an informed buyer will pay. A homeowner's asking price is the advertised price of a house when it goes on the market and may be slightly higher than the fair market value because it is assumed that some negotiation will be necessary to reach an agreement with a Buyer,” added Espandi and Calamari.

Dagistanli added, “To get an estimate of the fair market value, a homeowner can call our ERA Justin Realty sales team. Our service is provided free of charge and without obligation.”

"In conducting a CMA, our ERA Justin Realty sales professionals have access to a wide array of information, such as databases containing recent listing and selling prices of similar homes in the neighborhood, and how long these homes took to sell. The resulting analysis can help a homeowner understand what today's changing markets mean for his or her home, and will provide a realistic figure of the home's fair market value. If a home is then put on the market, our sales professionals will use the CMA to help the homeowner establish a selling marketing program. The CMA information is very helpful in determining the true value of a house and the right asking price. In the end, however, the homeowner should decide on a price that he or she feels is competitive and consistent with the price at which other houses in the area have sold,” said Jennifer Darby Metzger, Broker Co-owner.

Ron Darby, Broker Co-owner added, “Our CMA report for our Sellers is truly comprehensive in all aspects. Complete with color photos and detailed information, it makes pricing easier for those planning a sale. Truly, there is a difference in real estate companies, and our details will make the difference. We ask Buyers and Sellers to compare. We believe that in order to exceed expectations of what ERA Justin Realty is about, we don’t offer just real estate basics, we try to be as comprehensive as possible. In that way, we know that our Buyers and Sellers will hold us all in the highest regard. Proof of our abilities for our clients and customers shows in these fine award achievers, honored during the first quarter of 2016 for their production.”

For more information on CMAs, consumers can reach the ERA Justin Realty sales team at either of their two Rutherford offices at 118 Jackson Avenue and 57 Park Avenue. By phone at (201) 939-7500, (201) 438-0588 or (201) 438-SOLD. Additional real estate information is also available at the firms 1000's of homes websites at www.ERAJustin.com and www.ERAJustinRealty.com.

ERA JUSTIN REALTY SHARES FIRST IMPRESSION TIPS FOR SELLING

ERA JUSTIN REALTY SHARES FIRST IMPRESSION TIPS FOR SELLING

When it comes to your home, first impressions are everything. Buyers will drive by and make an instant decision on whether they want to step inside. The exterior of your home, in conjunction with the landscaping, has the ability to make or break the first appearance. Just as important as accessories are to completing an outfit, the perfect front door can instantly increase the curb appeal of your home.

Ron Darby, ERA Justin Realty Broker Co-owner, with forty-eight years of experience, said, “To gain the viewpoint of the potential Buyer, walk across from the front of your home and give it a critical look. Is there something that is less than appealing? Does it look neat, clean and most of all, inviting? Take notes and decide where your improvement dollars might be best spent. Whether you replace your front door, or spruce up the one you now have, the improvement will be noticeable. You will get your share of positive comments from friends and neighbors about how handsome the house looks.  Depending on your home's exterior finishing, you might consider painting the door a color that complements the color of the trim, rather than matching it. Consult a color wheel, and consider the colors located adjacent to the trim color, or directly opposite. The door is a relatively small space, considering the expanse of the front of most homes, so you can choose an unconventional color for the door and not have it overwhelm the facade. And because of the small area of the door, it can be easily repainted if you change your mind.  If you have a solid wood door, consider refinishing it. If the wood is particularly beautiful or interesting, you can simply oil or seal it to show off the grain. Talk to someone at the paint store about the best way to enhance the appearance of your wood door and protect it against the elements.  You can also freshen up the entrance by polishing or replacing the hardware on the door. If the doorknob, lock, and kick plate are shabby, buy new ones.”

Darby continued, “Fiberglass doors are popular for special orders. Fiberglass doors do not dent or chip, and are impervious to the weather. Steel and fiberglass top the list of popular door choices, but wood doors continue to do well. Wood surfaces must be refinished and varnished every few years, depending on how much they are exposed to the elements. Mahogany is a popular choice, especially in wet or humid climates, because it does not expand or contract much. Oak is an excellent wood for a front door but is very hard and does not accept paint well. Keep this in mind should you decide to paint it later on. Consider whether your home is stucco  or brick, and note the interesting architectural details. Your front door should enhance the existing elements, not compete with them. Newer homes with cleaner exterior lines can take on an elaborate door, though the design should be in keeping with the home's size and style. New stock doors give you dozens of options, while a custom door is often the focal point of the property. Whether you paint, refinish, or replace the door, freshening up the entrance is sure to enhance your home's curb appeal.”

Jennifer Darby Metzger ERA Justin Broker Co-owner suggested, “While making a Comparative Market Analysis (CMA) report for our Sellers, a comprehensive report in all aspects, we can make some first impression suggestions.  It is complete with color photos and detailed information, and can make pricing easier for those planning a sale.  Truly, there is a difference in real estate companies, and our details will make the difference. We ask Buyers and Sellers to compare.  We believe that in order to exceed expectations of what ERA Justin Realty is about, we don’t offer just real estate basics, we try to be as comprehensive as possible.  In that way, we know that our Buyers and Sellers will hold us all in the highest regard.”

ERA Justin Realty proudly received the prestigious ERA ‘Commitment to Excellence Award’, a premier ERA real estate firm award from approximately 30,000 ERA brokers and agents.  All across the nation, the most sought award that can be achieved in business is the ‘J.D. Power & Associates’ award. ERA Real Estate was a recipient of ‘Highest Satisfaction for First Time Home Buyers Among Full Service Real Estate Firms.’ Award. For these reasons ERA Justin Realty should be your buying and selling Realtor of choice.

For our Communities, ERA Justin Realty Partners with Local Farms

For our Communities, ERA Justin Realty Partners with Local Farms

Today everyone has very busy lives. Running here and there, driven by the demands of technology and wanting instant communication, gratification, results and fast foods. We at ERA Justin Realty thought it was time to take a deep breath, reflect on quieter times and bring back our efforts to give back to our communities. Beginning our veggies program several years ago, its popularity has grown each year and 2016 will again prove great success for our communities.

"Our agents wanted to do their share and create a way that our families could eat healthy while helping our friends and neighbors in our communities do the same, said office coordinator, Michelle Korosy.

Jennifer Darby Metzger, broker co-owner added, "We are very proud to create our CSA (Community Supported Agriculture) partnership. It's good for us and our area farms!

ERA Justin Realty of Rutherford, New Jersey has partnered with a local farm to bring fresh produce to our local communities. You’ve heard of the benefits of  buying local. Now we’re offering a great way to enjoy fruits and vegetables grown right here in New Jersey and have the opportunity to make an investment in these locally grown foods, which in turn helps to keep New Jersey green!"

Michelle Korosy continues to coordinate the Community Supported Agriculture program at ERA Justin Realty, which serves as the pick-up location. CSA programs are run by local farms and involve consumers purchasing a share of the season's harvest. Once a week for several dozen weeks, the farm will drop off bushels of fresh veggies and to our office.

Korosy and Metzger liked the idea and wanted to bring the farm to Rutherford. With several dozen members signed up for this season, Korosy said the program has become so popular they need to turn people away because they simply do not have the space to store the fruits and veggies at their office. By mid-summer, Korosy said the shares are huge. Justin Realty subscribes to Alstede Farms in Chester.

Korosy added, "We at ERA Justin believe in doing our part to help our communities stay healthy. We also are dedicated in helping support our local economy. Money spent with local farmers and growers all stays close to home, working to build our local economy instead of  being handed over to a corporation in another city, state, or country. Since the food moves through fewer hands, more of the money you spend tends to get to the people growing it. We are excited and we hope you are too! Here's to a healthy 2016 season!"

For information on this exciting new path and to learn more details and find answers to your questions, simply go to ERAFresh.org. You may also reach Jennifer Darby Metzger or Michelle Korosy the ERA Fresh CSA's coordinators at ERA Justin Realty at (201) 939-7500.
