Downsizing Your Home
It’s not unusual to downsize to a smaller home at one point or another. Whether you’ve decided to eliminate debt from your life, or an empty nester looking for fewer maintenance requirements, or are just simply wanting a small space, one thing is inevitable when it’s time to downsize: You will have to get rid of some of your stuff. This is somewhat bittersweet, but you get a chance to go through all of your belongings and determine what truly needs to make the trip to your new destination in life.

Mary Iannaccone, Sales Associate at ERA Justin Realty, shares some tips for downsizing. “Being an experienced Real Estate Agent for many years, I’ve worked with many families wanting to downsize. I tell them all the same thing: ‘People often look around at everything that's taking up space in their homes and feel discouraged. But if you take it in little bites, downsizing is manageable. Commit to 15 minutes a day for sorting: clean out one drawer in your desk; go through your handbags; toss outdated food and spices in your pantry.” A little bit goes a long way and gives you the motivation to keep going.

List it or Leave it
The first step to downsizing is to make a list of the things you absolutely need. Items that don’t make the cut shouldn’t come to your new house. It is important to do this at least three to four months prior to the move to ensure you have an ample amount of time to go through your items and think about whether or not you need them.

Sort and Sell
Once you have determined the things not coming to your new house, you can start getting rid of them. This can be a difficult task, as your items will have different values and varying degrees of wear and tear. Grab three boxes and label them for selling, donating, or throwing out.

Compare New Rooms with Current Rooms that Have Similar Dimensions
It can be hard to determine how much room you will actually have when downsizing. Get the dimensions of each room in your new house and compare it to rooms in your current house that have similar dimensions. This gives you the opportunity to see what kind of space you’re working with, and more importantly, what furniture will fit in your new downsized home.

De-Clutter Your Kitchenware
If you are an empty nester, there is truly no need for ten mixing bowls and seven spatulas when you move into your new house. Narrow down your bowls, plates, forks, and spoons to reasonable amounts.

Target the Garage
Depending on the kind of home you’re downsizing to, you may not need a lot of the items in the garage. For instance, if your new condo handles lawn maintenance and snow removal, you can get rid of the shovels, lawn mower, and possibly even the ladder. Determine what tasks will be taken over by someone else when you make the move and sell any equipment you no longer need.

Downsizing your home can be an emotional task. "We endow things with meaning. That's why they become important to us. But if everything is important, then nothing is special," says Iannaccone. Try to select just a few prized pieces to use, wear or keep and donate the rest. "Your heart can never be too full, but your house can be," Mary continues. Everyone has his or her own "house story." The Sheffields' saga began just days after they moved into their new home and continued throughout the first year. The pool pump broke, the built-in vacuum stopped working, and most devastating, the air conditioning system ceased operating on the first day of the summer heat wave. ERA Justin Reports On Recommended Work Before Selling

Sellers often order pre-sale inspection reports. This inevitably raises the question of how much, if any, of the recommended work should be done before selling.  Ideally, any defect that would be hazardous to buyers who preview the property during the sale process should be corrected. An example is a trip hazard that might cause someone to fall. In addition, to maximize your return from the sale, you should repair defects that adversely affect how the property looks.

Michelle Korosy, an ERA Justin Realtor said, “First impressions are important. So, if the fence or porch portions are rotted and look shabby, you might want to repair them. If the exterior paint is peeling, repainting is in order if the budget allows. You get positive results when you repair a defect and improve appearance by doing so.  For example, let's say that the wood pest (also known as termite) inspector finds damage under the vinyl covering in a bathroom. If the vinyl is worn and outdated, you'll do better on the sale if you replace the floor covering with new covering. In the course of doing this, the damaged wood can be repaired. The result is that the house shows better and a defect is eliminated--two benefits for the price of one.

You certainly can't be expected to rebuild your home in order to sell it. Nor is this a sensible thing to do economically. As an example, take a house that had a deck that looked okay and wasn't unsafe. But there was dry rot damage scattered throughout the deck. The only way to repair the deck was to replace it. It would be difficult to get the job done in the timeframe in which the seller wanted to sell.  The deck was old and no longer met current code requirements. It would have had to be redesigned. So the seller decided to leave the deck as it was and disclose that the deck needed to be replaced. The future owners could have the new deck designed to meet their needs at a later date. Upfront disclosure is better than surprises during the sale process.

When structural elements are in need of repair and you haven't the time or money to repair them, it's a good idea to get repair estimates and make these estimates available to prospective buyers before they make an offer. This way, you're in control of the process and can find reliable contractors or engineers who will give you reasonable and not exorbitant estimates.

It can be unsettling to a buyer to discover that the roof is in poor condition or the foundation needs work. Most buyers will have no idea how much it will cost to make repairs. Fear of the unknown makes people anxious, which isn't a good frame of mind for someone who's trying to decide whether to buy your home."

Those at the firm gathered for a celebration luncheon, putting their real estate activities on-hold to honor their Broker for his leadership, innovative marketing for their sellers and buyers and always being there for them.

ERA Justin Realty Receives Little League Championship Softball Trophy

Delaney Manning, Jennifer Netelkos, George Netelkos, Ron Darby, Bernie Hurlburt, Elizabeth Hurlburt and Dennis Stafford joined together for the presentation of the girls Little League 2011 Championship Trophy to ERA Justin Realty. After the presentation, it was off to Rutherford's Memorial Field for their first game of 2012.

With excitement, ERA Justin Realty proudly received the 2011 Little League Championship trophy for the team's winning effort throughout the season. Those presenting included team members, Delaney Manning, Jennifer Netelkos, Elizabeth Hurlburt  and coaches, George Netelkos, Bernie Hurlburt, and Dennis Stafford. Ron Darby, Broker Co-owner accepted the championship trophy and immediately placed in the office window where it is prominently displayed.

Just prior, the new 2012 teams began the season with a parade through Rutherford leading to Memorial Field for their first games of this season.

Flashback to spring 2011, ERA Justin Realty was approached to be a sponsor of a Rutherford Little League girls softball team. Without hesitation the answer was a resounding yes, never realizing that the team would be honored as the champs for the season.

Ron said, “Girls softball was long overdue as there had never been girls Little League in Rutherford. This was to be the start of something wonderful for our town. And at the end of the first season it was proven to be a big success with many wonderful girls Little League teams sponsored by many of our outstanding area business leaders. ERA Justin Realty’s girls Little League was on its way, our team was formed, the excitement began and in a blink it is now the 2012 second season.”

The ERA Justin Realty team became the first Rutherford Little League Softball Major Division Champions ever. ERA Justin Realty has offered strong thanks to the Rutherford Little League, Rutherford Recreation Department, and the Softball Committee for their efforts in making 2011 and 2012 successful seasons for all of the girl Little League players.

The coaches added, “We are very proud of how well the girls play and their show of true team effort throughout the seasons, while having fun."

When your Realtor arranges for an open house or appointment, you will no doubt make sure everything is tidy and clean. The dishes are put away, beds made, litter box cleaned. But, what about your closets?   Storage is a number one priority with home buyers. They want to make sure they have a place to put their stuff. Will your closets prove to be a selling point?



You will find yourself agonizing over many decisions, but be brutal. The rule is, if you haven't worn it for 2 years, toss it. If it is a gift that Aunt Emma gave you 5 years ago and something you will never use, get rid of it. (Just don't tell Aunt Emma.) Pretend you are moving to smaller quarters, whether you are or not, and you can only take the things you truly love. If you are having trouble, enlist the help of a friend who can be relentless. Think about your lifestyle as you are making these choices. Maybe your former employment was in an office and you needed to wear suits every day. Your current employment is a more casual job and your attire now reflects this attitude. Keep your favorite two suits and donate the others to your favorite charity. Retain clothing that works for your current way of living, not how you used to live.
It is not going to go away by itself, so take time to tackle it head on and get organized. Allow lots of time for this task. You probably won't be able to get through it in a day or even a weekend. Remember, it took you a long time to accumulate these items. You might want to tackle this chore in chunks of time, allowing a few weekends to get totally through the process.
 
Ready? Here's how it goes. You get a phone call. You have a house showing is in a few minutes, so you toss everything into the closets, toys, coats and whatever. When they leave, you swear you will get to it tomorrow. Sometimes, tomorrow never comes. After a while, it becomes hard to close the door and you do not remember what is in there. It is now time to de-clutter and de-stress.
Place everything in piles: (1) Keepers; (2) Maybes or Yard Sale; and (3) Donations. It might also help to obtain some of the organized storage available for closets. These are especially useful for those small items such as ties and belts. Everything will be neater and you will be able to find things quicker. Most of us are drowning in paper. When you start sorting through paperwork, promise yourself to handle each piece only once. Papers that belong to other family members should be sorted and then handed over to that individual.
