Team-Kubs Home Protection Plans Help To Avoid Money Pit 2017

Team-Kubs Home Protection Plans Help To Avoid Money Pit 2017

Everyone has his or her own house story. The Sheffield's saga began just days after they moved into their new home and continued throughout the first year. Fortunately, they had the forethought to purchase a home protection plan from their ERA Realtor which covered many of the costs of repairing or replacing some broken home components.

Allyson Kubs ERA Justin Realtor agent said, “The Sheffield's story repeats itself thousands of times a day across the country. It is for that reason that we have the ERA Home Protection Plan program available for both our buyers and sellers.”

Wayne Kubs continued, “A home protection plan safeguards a buyer or seller from unexpected expenses when covered mechanical items break down and provide replacement coverage or comprehensive repair of major mechanical systems and appliances such as air conditioning, heating and electrical systems, interior plumbing, built-in appliances, water heaters and accessible ductwork, subject to a small deductible per service call."

For Sellers, a home protection plan may add value to their home sale and protects them at a time when they would rather not make major investments in their property. The plan goes one step further by covering the seller for a period while selling provided that the seller agrees to purchase the plan at a nominal fee for the buyer. It's a win-win situation for the seller having protection in place while the house is on the market for sale. For buyers in New Jersey, the plan provides coverage generally for a year after the purchase on resale homes. If one considers that the most costly purchase in life is generally one's house, a home protection plan is a small price to pay for peace of mind and to insure oneself against the unexpected.

Allyson concluded, “There is a difference in real estate companies, and our ERA Protection Plans are perfect examples. We ask buyers and sellers to compare. We believe that in order to exceed expectations of what our Realtor agents are about, we don’t offer just real estate basics, we try to be as comprehensive as possible. In that way, we know that our buyers and sellers will hold us all in the highest regard."

ERA Justin Realty: Kubs Team offers, How Renters Become Buyers

ERA Justin Realty: Kubs Team offers, How Renters Become Buyers

Nothing compares to the feeling of having a place to call home. At one time or another, however, most of us have felt frustration at seeing hard-earned money go into rent every month rather than a more permanent house payment.

According to Allyson and Wayne Kubs familiar with rental and investment properties through ownership, "Renting is most people's first step toward homeownership, but what do you need to do to realize the dream of owning a home? ERA Justin Realty’s Kubs team shares important insight for those who want to become a homeowner. Sometimes, it's not the regular rent-money obligations but other expenses that are the main obstacle in saving. A whole debt-counseling industry has arisen to guide consumers in getting out from under what they owe. Smart saving, not depriving yourself, just ensuring stability and enjoyment over the longest term involves many moves both major and simple, and can help prepare you for that first down payment.

On the simple end, rediscovering home cooking (and enjoying the leftovers as brownbag lunches) can amount to significant savings as compared to regularly dining out. On a higher level of financial planning, establishing a household budget and sticking to it, including a specific amount set aside for savings every month can get you to your home affording goals sooner than you might have imagined.

You may also want to meet with a counselor who can negotiate a lower rate and set a sensible structure for your repayments on credit cards while advising you how to ease dependence on them. This not only gets you on your own financial feet, but helps keep your credit rating intact for the very home loan you hope to someday secure.

There are additional ways to start working toward homeownership. Some sellers will enter into a rent-to- buy agreement, in which part of the regular rent is considered an installment of the home's down payment, which, once built up, can help you obtain financing. Low income renters may also qualify for federal Section 8 vouchers which are paid to the landlord, subsidizing your rental expenses and helping you save for a permanent home.

Just as some renting options allow you to set funds aside, some types of purchases can help defray your costs even as you fulfill the stepped-up obligations of homeownership. Pooling resources with other buyers to occupy a two-family home could be one; buying such a home by yourself and renting one half of it could be another.

Even if your economics remain challenging, there are low down payment mortgages, and other forms of financing for special circumstances, available to buyers who meet the right criteria. Our ERA Justin Realtor sales agents can help you navigate through these options, accessing financing programs for qualified buyers. He or she can also identify what government help might be available, and generally counsel you on your readiness to be a buyer and on what else you might need to do to get there. If you consult the right sources and seek common-sense strategies, then your every move in the renter's world can be pointing you home.”

Allyson concluded, “ Our team at ERA Justin Realty have the answers or available just a phone call way. Because of our daily priorities, we've proudly received the prestigious ERA global Commitment to Excellence Award.”

Ron Darby, ERA Justin Broker added, “All across the nation, the most coveted award that can be achieved in business is the ‘J.D. Power & Associates’ award. Only outstanding business entities are honored and receive it. ERA Real Estate was the recipient of ‘Highest Satisfaction for First Time Home Buyers Among Full Service Real Estate Firms.’ Award. For these reasons ERA Justin Realty should be your buying and selling Realtor of choice.”

Tips for First Time Homebuyers offered by ERA Justin Realty's Team Kubs

Allyson and Wayne Kubs, known as Team Kubs throughout the ERA Justin Realty listing and sales areas of Bergen, Passaic, Essex and Hudson Counties provide valuable information for first-time homebuyers.

Tips for First Time Homebuyers offered by ERA Justin Realty's Team Kubs

ERA Justin Realtors Allyson Kubs and Wayne Kubs will advise, “Buying a home is a focused decision, doing it for the first time. By asking the right questions and considering a few simple but important steps, you can pave the way for some powerful beginner's luck. Becoming a first-time homeowner may have a few uncertainties, especially moving from a rental apartment, but remember that you're not alone, and our ERA Justin Realtors are there for you each step of the way.   Many make a successful buying move each day as monthly rents continue to increase. You can too.

It can be streamlined, dealing with one of the ERA Justin real estate professionals. ERA Justin Realty can navigate the home buying process, and let you concentrate on the rewards of this new experience. Their professionals, will tell you that there are three major points you should take into account: Finding the right financing, investigating the community you're considering, and evaluating your prospective home's qualities.

Before your home-search begins it's helpful to determine what price-range you are comfortable with and get pre-approved for a loan. Many hopeful home-seekers have concerns that they can't afford a down payment or sheer unfamiliarity with the financing process. But today those worries are often unfounded; there is an array of financing options available for aspiring homeowners of almost every income. For example, most lenders offer many different loan products, and one is likely to fit your unique financing needs.

Allyson offered, "Once you've gained confidence in an area, it's important to make sure you're familiar with the location you'd like to live in. Think about what you want in a community and how your chosen one meets these interests, including nearness to the city (or country), reputation of the school system, access to public transportation, and property values. This is another task that ERA Justin Realty, with tools on our comprehensive search web sites www.ERAJustin.com  and www.ERAJustinRealty.com are perfectly equipped to help you with. Our web sites feature our unique 1000’s of homes section, where a prospect can view almost every house for sale in Bergen, Passaic, Essex and Hudson counties, all areas in which we list and sell homes. This information is obtainable both on your computer or on our mobile websites on  Ipads and smart phones.

You also need to evaluate the attributes of your possible new home. What condition are major components like the furnace, windows and roof in? Is it a house needing only cosmetic improvements which will one day pay for themselves in resale value, or structural repairs? A qualified home inspector can help you answer such questions with confidence."

Wayne added, "Keep in mind that being new to the buying process, with the assistance of our firm does have its strong advantages. We will be with you through the entire process. Obtaining good guidance can help make sure you get it right the first time. There is a difference in real estate companies, and our available ERA Home Protection Plans are perfect examples for ease of mind during your first year of ownership.  We ask Buyers and Sellers to compare.  We believe that in order to exceed expectations of what our Realtor professionals are about, we don’t offer just real estate basics, we try to be as comprehensive as possible.  In that way, we hope you will hold us all in the highest regard."

ERA Justin Realty has proudly received the prestigious ERA world-wide Commitment to Excellence Award. Only outstanding business entities are honored. They are also the #1 ERA real estate office throughout Bergen, Passaic, Essex and Hudson Counties for 2012 production. For these reasons ERA Justin Realty should be your buying and selling Realtor of choice.

Allyson Kubs was welcomed by the Realtor team at ERA Justin Realty when she joined the firm. With her property management background from her own properties, her focus will be on single and multi-family properties for first-time and repeat buyers and sellers

Allyson Kubs Makes ERA Justin Realty Her Realtor of Choice

Allyson Kubs is active in community participation. Area residents recognize her through her activities. Many people over the years know Allyson, recognize her, and trust her.

Allyson said, "Growing up, I was a lifeguard for years and gave over a hundred children swim lessons, and babysat for many families, including those of developmentally disabled children. When at my parents house even now, if I walk down the street it is almost guaranteed I will run into someone I know who will likely strike up a conversation about their children, family, life, and sometimes, their houses and plans to buy or sell in Bergen County."

Broker Ron Darby stated, “We all welcome Allyson in joining our team of sales professionals.  Her background also includes being an emergency room nurse.”

Allyson added, "I have to be thinking constantly as a nurse. It's important to have a positive attitude, and I have to get people to trust me when the stakes are high after only a very short first impression.  And as unrelated as the two fields seem, I have to carry those traits to real estate to succeed and excel in my real career.  My background also includes experience in property management, developing applications and leases, enforcing lease terms, and ensuring great tenants.  As a person, I am not satisfied until I complete the job at hand.  In my spare time I volunteer for the ambulance corps in Washington Township, and have been a member since 2005.  For fun, I enjoy camping, water sports, and being outdoors.  I have been skydiving 3 times.”

Allyson joined the team at ERA Justin Realty because of their success as a real estate market leader for 62 years.   She is a long term resident of Bergen County with in-depth knowledge of the features and benefits that each municipality has to offer, and will use that knowledge to exceed buyer and seller expectations.  Through the firm’s strong team, experience, and expertise, she has the confidence to serve the real estate needs of the area successfully.

Ron continued, “We are pleased to have Allyson join us. She attended an accredited New Jersey licensing school, passed her state examination and will follow our teachings closely, which is based on customer service and listening.  Her personal designations include Realtor, a member of the National Association of Realtors, New Jersey Association of Realtors, member of RealSource Association of Realtors and New Jersey Multiple Listing Service.  She also supports the Hackensack University Medical Center and was awarded for excellence in emergency medicine.  She has been a member of many community organizations and has volunteered as an EMT in Washington Township, Emerson, and Paramus.

“There is a difference in real estate companies,” he added. “Attending on-going advanced training, seminars, round-table discussions with industry leaders and focus groups are what we continually do at our firm, much more than many other area real estate firms.  We believe that in order to exceed sellers’ expectations of what a real estate agent is about, we don’t teach just the basics.  We want them to learn, know and teach much more than are ever expected of them.  In that way, we know that our sellers and buyers will hold us in the highest regard. This is the background that will aid Allyson in her real estate career.”

The ERA team of Realtor professionals can be reached at either of their two Rutherford offices at 118 Jackson Avenue and 57 Park Avenue.  By office phone (201) 939-7500, (201) 438-0588 or (201) 438-SOLD. View 1000's of homes at their websites at www.ERAJustin.com and www.ERAJustinRealty.com.
